AGENDA OF: May 2, 2012 Project Planner: Chris Garcia Project Engineer: Clyde Wickham SUBJECT: CDP 11-11(A) – GUGLIELMO HOME – Request for the approval of a Coastal Development Permit (CDP) Amendment to revise the site plan to locate the proposed home 5 feet closer to Juniper Avenue and enlarge a balcony of a previously approved CDP for the construction of a new 2,924 square foot, two- story, single-family residence with attached two car garage on an undeveloped 0.14 acre lot located in the R-3 zone at 160 Juniper Avenue, within the Mello II Segment of the Local Coastal Program and within Local Facilities Management Zone 1. I. RECOMMENDATION That the Planning Commission ADOPT Planning Commission Resolution No. 6879 APPROVING Coastal Development Permit Amendment CDP 11-11(A) based upon the findings and subject to the conditions contained therein. II. INTRODUCTION On October 5, 2011, the Planning Commission approved a Coastal Development Permit (CDP 11-11) for the construction of a new 2,924 square foot, two-story single-family residence on a vacant key lot located in the R-3 zone at 160 Juniper Avenue. The applicant is now proposing to amend that original CDP to change the location of the residence and enlarge a front balcony. The project continues to comply will all development standards and the findings and conditions contained in the previous Planning Commission Resolution No. 6809 are incorporated by reference. III. PROJECT DESCRIPTION AND BACKGROUND The proposed project consists of a request for a Coastal Development Permit Amendment to revise the site plan and enlarge a balcony of a previously approved CDP for the construction of a new 2,924 square foot, two-story, single-family dwelling unit with an attached 799 square-foot two-car garage and storage area on an undeveloped 6,273 square foot key lot (0.14 net acres) located at 160 Juniper Avenue. The home, as previously approved, will be shifted 5 feet closer to Juniper Avenue and located at the front yard setback of 15 feet for this key lot. In addition a front balcony would be enlarged by 1 foot 2 inches and extend 2 feet into the 15 foot front yard setback as permitted by Carlsbad Municipal Code (CMC) Section 21.46.120. All other aspects such as height, architecture, floor plan and square footage remain as previously approved. 1
