Carlsbad CBR2021-0686 3/20/2021 GENERAL RESIDENTIAL REQUIREMENTS 1. There shall be a landing or floor on each side of each exterior door. The width of each landing shall be not less than the door served. Every landing shall have a dimension of not less than 36 inches measured in the direction of travel. The slope at exterior landings shall not exceed¼ unit vertical in 12 units horizontal (2 percent). Landing shall be not more than 7-3/4 inches below the top of the threshold. R311.3. 2. Provide a note on the plans stating: "Penetrations of fire-resistive walls, floor-- ceilings and roof-ceilings shall be protected as required in CRC Section R302.4." 3. Walls and floors separating units in a duplex shall have a sound transmission class (STC) of not less than 50. Additionally, floors must have an impact insulation class (IIC) rating of not less than 50. CBC Section 1207. Show the location of and provide details of the listed wall and floor/ceiling assemblies and indicate the listing agency and listing number for the tested ratings. 4. Floor assemblies separating units in a duplex shall be of one-hour fire resistive construction (½-hour if the building has an automatic sprinkler system). Provide details of the assemblies. Section R302.3. Such assemblies shall extend to and be tight to the exterior wall, where applicable. 5. Unless Garage is for the sole usage of ADU tenant, walls between garage and ADU must be fire and sound rated. 6. The supporting construction of fire-rated floor assemblies shall have an equal or greater fire-rating. Section R302.3.1. 7. Show location of existing water heater to be used for AU. Note that ADU tenant must have access to controls as well as a shut off valve made readily accessible. ROOFS/DECKS/BALCONIES 8. Show the required ventilation for attics (or enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters). The minimum vent area is 1 /150 of attic area ( or 1 /300 of attic area if at least 40% (but not more than 50%) of the required vent is located no more than 3' below the ridge) and remaining vents located at the lower third of the of the attic space.
