Subject: Water System Analysis for Bressi Ranch Industrial Lots 17-22
This letter summarizes our analysis and recommendations for providing water service
to Lots 17-22 of the Bressi Ranch Industrial development. The proposed development
is being planned in two parts. Lots 17 and 18 consist of 5 industrial buildings on 4.30
acres and Lots 19-22 consist of 12 industrial buildings on 8.28 acres. The project is
located within the Carlsbad Municipal Water District's 550 Water Pressure Zone.
Existing water service lines within the vicinity of the project include a 12-inch 550
Zone water line in Innovation Way and a 12-inch 550 Zone water transmission line in
Gateway Drive.
Purpose of Study
A water system analysis dated October 22, 2002 (revised November 5, 2003) was
prepared for the Bressi Ranch project which includes Industrial Lots 17-22. This study
identified the backbone water facilities necessary to serve the planned developments,
but did not identify how water service would be provided to each of the industrial lots.
The purpose of this study is to identify the proposed water system layout for Industrial
Lots 17-22 to provide domestic and fire protection service.

Water Demands
The two demands used to design the system are domestic demands from the building
and fire flow demands. The projected water fixture units for the buildings have not yet
been established. As a result, this water study shows the locations of proposed
building water services, but the sizes are to be determined at a later date.
A design fire flowrate of 4,000 gpm was used in the fire system analysis, based on the
2003 Carlsbad Municipal Water District Water Master Plan. Fire sprinkler pipe sizing
and design are not considered in this water system analysis and will be provided by
others.
Proposed Domestic Water System
Based on finish floor elevations ranging from 320 to 371 feet, the maximum static
pressure with service from the 550 zone ranges from 78 to 100 psi. Lots 17 and 18 will
be served by a 12-inch line looped through the project with connections to 12-inch
water lines in Gateway Road and Campbell Place. Lots 19-22 will also be served by
looping a 12-inch water line through the project with connections to a 12-inch water
line in Innovation Way and to a 12-inch water line within industrial Lot 23 to the
north. Figure 1 provides the recommended water facilities for the project.
Fire Flow Analysis
The proposed onsite water lines were sized based on the required fire flow for the
buildings within the project. The November 5, 2003 water study included hydraulic
modeling of the water system to ensure that fire flow requirements could be met
throughout the system, including a fire flow rate of 4,000 gpm for the industrial areas.
