As background, Leighton Consulting, Inc. (Leighton) has performed a geótechnical
investigation for improvements at the Park Hyatt Aviara Resort Golf Club & Spa (Hyatt
Aviara) in Carlsbad, California (Leighton, 2019). Improvements include new areas of fire
lane access that could be subjected to a 75,000-pound loading.
Based on our investigation and loading requirements above, we recommend a
"Grasspave2" product be used for the proposed fire lane areas. This product consists of
a HDPE plastic confinement rings that can be infilled with clean washed concrete sand
for supporting grass sod turf or a synthetic turf material (Nutmeg Ultra), as specified by
the Landscape Architect. The "Grasspave2" section should be underlain by a 12-inch
Class 2 Permeable Base section, over a compacted subgrade. The upper 12 inches of
subgrade and the Class 2 Permeable material should be compacted to a minimum of
95 percent relative compaction (ASTM D 1557). If a synthetic turf material is being
proposed, the "Grasspave2" product should be underlain by a filter fabric (Mirafi 140N)
and the clean washed concrete sand infill should be mechanically densified and/or
jetted into place for compaction in accordance with the manufactures guidelines.

The findings and conclusions contained within this letter are based on data obtained from
limited number of observations, site visits, soil excavations, samples, and tests. Such
information is, by necessity, incomplete. The nature of many sites is such that differing
soil or geologic conditions can be present* within small distances and under varying
climatic conditions. Changes in subsurface conditions can and do occur over time. In
addition, changes made during design development and construction should be reviewed
by Leighton to determine if recommendations are still applicable.
