Belfast Professional Engineer 15511 Paseo Jenahiz San Diego, California 92129 \6191672-1945 December 17, 1987 Project No. 873110 Mr. Tony Neylan 2700 Socorro Lane Carlsbad, CA 92009 Subject: Soil Report, Proposed Addition to Single Family Residence, 2700 Socorro Lane, Carlsbad, California Dear Mr. Neylan: As authorized in our recent telephone conversation, this report presents the relults of a soil reconnaissance performed at the subject site. It is understood that the proposed project will involve the construction of a two-story, wood-frame to the existing single f-amily residence. The addition will be ;Located on the southwest side of the existing structure as shown on the following Figure 1, and will include approximately 356 square feet. A brief legal description of the site is Lot 29 of Carrillo Extates, Unit 1, in the City of Carlsbad, California. The proposed building plans prepared by Aft>. Builders, dated October 28, 1987 were reviewed during preparation of this report. The purpose of this report is to provide geotechnical criteria for the site preparation and the design of the proposed structure. The recommendations contained herein are based on a surface reconnaissance, subsurface exploration, laboratory testing, and professional experience in the general site area. Design values may include presumptive parameters based on professional judgement. SITE DESCRIPTION The site is a roughly trapezoidal shaped parcel which has been graded relatively level during past mass grading operations for the subdivision. The lot is bounded by existing developed residential lots to the north, south, and west, and by Socorro Lane to the east. A descending 2:1 fill slope was constructed along the west property line during grading. The proposed addition ~s planned for the southwest corner of the existing structure. The area of the proposed addition generally consists of lawn and other minor landscape. SUBSURFACE CONDITIONS The site is underlain by compacted fill which was placed during mass grading for the subdivision. The boring excavated in the area of area of the addition indicates at least eight feet of compacted fill. The soil observed consisted of mottled yellow- brown, moist, medium dense, very silty, clayey, fine grained sand. The soil is classified as an SM in the Unified Soil Classification. The soil in the exploration appeared to have a generally uniform density through the depth explored. The soils encountered are considered to be suitable to support the proposed structure and are not considered to be detrimentally expansive. Groundwater: Shallow groundwater or groundwater seepage was not encountered in the subsurface exploration. Groundwater is expected to be below the depth of foundation influence in the proposed building area. It should be recognized that excessive irrigation on the project site or on adjacent sites can cause a perched groundwater conditions to develop at some future date. RECOMMENDATIONS General Discussion: No geotechnical conditions were apparent at the site which would preclude the proposed development as planned, provided the recommendations provided herein are complied with. Site constraints which would cause potential construction delays are not expected. The existing fill is considered suitable to support the proposed addition using conventional shallow foundations. To decrease the amount of differential movement that will occur between the addition and the existing structure, a slightly reduced bearing capacity is recommended. In addition, it is recommended that new footings be dowelled into existing, adjacent footings. The following paragraphs provide more specific recomm~ndations which should be followed. §~Qgrade Preparation: Areas to receive structures, pavements, or structural fill should be stripped of any vegetation and highly organic topsoil. The stripped material should not be incorporated into structural fills. Fill_ComEaction: association with optimum moisture All fill and backfill to be placed in site development should be accomplished at near conditions and using equipment that is capable 2 of producing a uniformly compacted product. compaction recommended for fill is 90 percent based on ASTM D1557 (modified Proctor). The minimum relative of maximum density ImEorted_Fill: Fill imported to the site should consist predom- inately of sand. The expansive index of import should not be greater than 30, based on Uniform Building Code Standard No. 29- 2. Except for any highly organic topsoil, the existing site soil is considered suitable for reuse as structural fill. Site_Drainage: The performance of foundations and slabs is highly dependent upon maintaining adequate site drainage both during construction and through the life of the structure. Surface runoff should flow positively away from structures with no areas where ponding occurs. Planters should not channel irrigation water beneath foundations, slabs, or pavements. Roof drain downspouts should discharge at least eight feet from the structure. Foundations: A conventional shallow foundation system, bearing in the existing compacted fills should be suitable to support the proposed structure. Provided the recommendations of this report are complied with, foundations may be designed for an allowable soil bearing pressure of 1500 pounds per square foot. Foundations should be at least 12 inches in width and should be founded at least 18 inches below lowest adjacent soil grade. Continuous footings should be reinforced with at least two #4 rebars, placed one at the top of the stemwall and one at the bottom of the footing. The recommendation does not preclude more restrictive criteria of the structural engineer or the governing agency. It is recommended that dowels be installed at locations where new footings will join the existing foundation. Dowels should consist of at least no. 4 bars placed one near the top and one near the bottom. The dowels should be epoxied at least 12 inches into the existing foundation and should extend at least 12 inches into the proposed foundation. Resistance to lateral loads may be derived from a coefficient of friction between the soil and concrete equal to 0.25. Alternat- ively, a passive pressure of 300 pounds per cubic foot may be used for vertical foundation components poured against undist- urbed native soil. It is recommended that foundation excavations be observed by the consultant prior to forming or placing steel do determine that the foundation soil conditions are as expected. ExEaneive_Soil: The on-site soil types encountered are not considered to be detrimentally expansive, and no additional special recommendations are considered necessary for expansive 3 soil mitigation. Settlement Potential: Provided the recommendations of this report are complied with, total settlements for the addition are expected to be less than one inch, and differential settlements are expected to be less than one-half of an inch. It should be recognized that some differential movements will occur between the new and existing structures and that minor stucco or drywall cracks may occur at the jucntions between the two structures. However, because of the granular nature foundation soils, it is anticipated that most of the settlements will occur during the construction stage. On_Grade_Slabs: A conventional on-grade slab is considered suitable for use on site. Design of on-grade slabs may be based on a subgrade modulus of 200 kips per cubic foot. In moisture sensitive areas a capillary beak of 4-inches of crushed rock or ~~§h~g coarse sand should be used, overlain by an adequate vapor barrier. The vapor barrier should be overlain by at least one inch of sand to decrease concrete curing problems. Retaining_~!11~: The active pressure for the prevailing on-site soils may be based on an equivalent fluid pressure of 35 pounds per cubic foot. The active pressure should be used for walls free to yield at the top at least 0.1 percent of the wall height. For walls restrained s-0 that such movement is not permitted, an equivalent fluid pressure of 45 pounds per cubic foot should be used, based on at-rest soil conditions. The above pressures do not consider any sloping backfill, surcharge loads, or hydrostat- ic pressures. If these are applicable, they will increase the lateral pressures on the wall. Three exploration borings were made at the locations approximately shown on Figure 1. The borings were made using a six-inch diameter, hand auger. The logs of the explorations, describing the materials encountered are presented of the following Figure A-1.
