2) A maintenance schedule for the
landscaping and irrigation system shall be
prepared for all landscape projects subject to
the Water Efficient Landscape Ordinance.
The schedule shall be submitted to the City
prior to granting a permit of occupancy and
shall include provisions for the following:
a) General Landscape and Irrigation
Maintenance. The schedule shall identify the
entity that will be responsible for maintenance
and shall provide for all of the general
landscape and irrigation maintenance
requirements.
b) Water Efficient Landscape Maintenance.
In addition to the general maintenance
requirements, the maintenance schedule for
landscape projects that are subject to the
Water Efficient Landscape Ordinance shall
include provisions to:
c) Maintain and operate the landscaping
and irrigation system on the property
consistent with the MAWA.
d) Maintain the irrigation system to meet or
exceed an irrigation efficiency necessary to
meet MAWA.
e) Replace broken or malfunctioning
irrigation system components with
components of the same materials and
specifications, their equivalent or better.
Ensure that when vegetation is replaced,
replacement plantings are representative of
the hydrozone in which the plants were
removed and are typical of the water use
requirements of the plants removed, so that
the replaced vegetation does not result in
mixing high water use plants with low water
use plants in the same hydrozone.
Prior to security release the landscape
architect of work shall review/inspect the
project and provide a certification letter for
release of securities (city form P25-E), and
the following:
1) The security release letter shall certify
that he or she has inspected the work and
that the project complies with the following
conditions:
a) Has been maintained in substantial
conformance to the approved plans.
b) Is growing in a healthy and thriving
condition.
c) All plantings required under Section 7 of
the Landscape Manual have been established
as an effective surface erosion control. (All
slopes must attain 75% permanent vegetative

landscape architect of work shall

surrounding each phase and provide an
irrigation schedule, landscape and an

1) An irrigation watering schedule shall be
prepared by the professional of record for all
landscape projects subject to the Water
Efficient Landscape Ordinance. The
schedule shall be submitted to the City prior to
granting a permit of occupancy and shall
include the following information:
a) A description of the automatic irrigation
system that will be used for the project.
b) The ETo data relied on to develop the
irrigation schedule, including the source of
the data.
c) The time period when overhead irrigation
will be scheduled and confirm that no
overhead irrigation shall be used between
6:00 a.m. and 10:00 p.m.
d) The parameters used for setting the
irrigation system controller for watering times
for:
i. The plant establishment period
ii. Established landscaping
iii. Temporarily irrigated areas
iv. Different seasons during the year
e) The consideration used for each station
for the following factors:
i. The days between irrigation
ii. Station run time in minutes for each
irrigation event, designed to avoid runoff
iii. Number of cycle starts required for each
irrigation event, designed to avoid runoff
iv. Amount of water to be applied on a
monthly basis
v. The root depth setting
vi. The plant type setting
vii. The soil type

house which were designed as drip irrigation
but installed as spray irrigation, should be
converted to drip irrigation. These areas are
too narrow to accommodate spray irrigation
and will likely cause damage, or at least
staining, to the house walls. A new drip valve
shall be installed as part of the conversion.
