This plan review is limited to the technical requirements contained in the International
Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical
Code and state laws regulating energy conservation, noise attenuation and disabled
access. This plan review is based on regulations enforced by the Building Department.
You may have other corrections based on laws and ordinances enforced by the
Planning Department, Engineering Department or other departments.
The following items listed need clarification, modification or change. All items must be
satisfied before the plans will be in conformance with the cited codes and regulations.
The approval of the plans does not permit the violation of any state, county or city law.
• To facilitate rechecking, please identify, next to each item, the sheet of the
plans upon which each correction on this sheet has been made and return
this sheet with the revised plans.
• Please make all corrections, as requested in the correction list. Submit FOUR new complete sets of
plans for commercial/industrial projects (THREE sets of plans for residential projects). For
expeditious processing, corrected sets can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building
Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700 The City will route the plans
to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and
calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning,
Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by the City
Planning, Engineering and Fire Departments until review by EsGil Corporation is complete.
1. Provide a statement on the Title Sheet of the plans stating that this project shall
comply with the 2013 California Residential Code, which adopts the 2012 IRC
and 2011 NEC. Section R106.1.

2. Indicate on the Title Sheet of the plans the name of the person responsible for
the preparation of the plans. Section R 106.1.1.
3. A reminder that the revised plans need to be stamped and signed by the project
engineer. (CA Business & Professions Code).
4. Please specify the scope of work on the cover sheet of the plans to match the
permit application. I.e., Patio Cover Add. = 196; Deck Add. = 196; Trellis Add. =
196; Two New Exterior Doors.
5. Please indicate on the plans whether the existing residence has a fire sprinkler
system installed. If so, then provide a note stating that any additions/alterations
will be provided with an automatic residential fire sprinkler system. Sec. R313.2.
6. Show locations battery operated smoke alarms, per Section R314:
a) Inside each existing bedroom.
b) Outside each separate sleeping area in the immediate vicinity of the existing bedrooms.
c) On each story.
• NOTE: When more than one smoke alarm is required to be installed, the alarm devices shall
be interconnected in such a manner that the actuation of one alarm will activate all of the
alarms in the unit.
7. Glazing in the following locations should be shown on the plans as safety glazing
material in accordance with Section R308.4:
a) Glazing in doors.
8. Guards (Section R312):
a) Shall have a height of 42".
b) Openings between railings shall be less than 4".
c) Shall be detailed to show capability to resist a concentrated load of 200 pounds in any
direction along the top rail. Table R301.5. Show connection details & references on plans.
9. The plans shall indicate that special inspection will be provided for the following
work. (CBC Chapter 17 and Section 107.2):
a) Hardy Panels. Special inspection should be provided for proprietary panels.
b) Epoxy anchors. Periodic special inspection should be provided for anchors installed in
hardened concrete. Section 1705.3.
1 0. The City Policy requires that their Special Inspection Form be completed for the
items above. This Form is available at the building department.
11. A deck or porch that is greater in area than 20 square feet and is accessible from
the interior of the dwelling will require a minimum of one receptacle outlet. CEC
210.52(E). This receptacle must be GFCI protected & water proof.
12. Residential energy lighting requirements: ES 150.0(k):
• Outdoor lighting fixtures that are attached to a building are required to be high efficacy or be
controlled by a combination photo-control/ motion sensor.

13. Provide a note on plans stating: "New and existing buildings shall have approved
address numbers, building numbers or approved building identification placed in
a position that is plainly legible and visible from the street or road fronting the
property. These numbers shall contrast in color to background. Numbers shall be
a minimum of 4" high with a min stroke width of½ inch." CFC Section 505.1.
14. Show the 2nd floor plans where the new door is being installed at the new deck
identifying the size of both the existing window and the new door.
15. Please specify minimum ¼"/ft. deck slope for drainage. Section R905.9.1.
16. Provide any structural modifications plans, as a result of the retrofit door(s), if
required for the 2nd floor.
