Please make all corrections, as requested in the correction list. Submit FOUR new complete sets of plans for commercial/industrial projects (THREE sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: a. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to lnterwest and the Carlsbad Planning, Engineering and Fire Departments. OR; b. Bring TWO corrected set of plans and calculations/reports to lnterwest, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. NOTE: Plans that are submitted directly to lnterwest only will not be reviewed by the City Planning, Engineering and Fire Departments until review by lnterwest is complete. 2. Electronic plans must be submitted back to the jurisdiction's building department and will then be routed to lnterwest. ONLY submit FULL complete and combined sets of plans, uploading multiple single sheets will not be allowed. Make sure all plans and calc packages, spec. reports, etc. are labeled clearly and can be read what they are and WHAT SUBMITTAL they go with. DO NOT SEND documents directly to lnterwest as they will not be accepted. 3. Provide item-by-item responses on an 8-1 /2-inch by 11-inch sheet(s) clearly and specifically indicating where and how each correction item has been addressed (vague responses, such as "Done" or "See plans," are unacceptable). DISABLED ACCESS REVIEW LIST DEPARTMENT OF STATE ARCHITECT-TITLE 24 The following disabled access items are taken from the 2019 edition of California Building Code, Title 24. Per Section 1.9.1, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities. REMODELS, ADDITIONS AND REPAIRS 4. When alterations, structural repairs or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the following requirements, per Section 11 B-202.4:The area of specific alteration, repair or addition must comply as "new" construction. A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. • The path of travel shall include the existing parking. • Existing toilet and bathing facilities that serve the remodeled area must be shown to comply with all accessibility features. • Existing signage. RC-1 : The applicant has not identified what improvements will be provided on the project as required by 11 B-202.4. RC2: The Exceptions previously listed in this correction item do not apply to the project and must be REMOVED from sheet 03 in the plans. Project is required to comply to all accessibility requirements. The following correction items are still outstanding. RC3: Resolved. Just the following two correction items are left: ACCESSIBLE PARKING 6. At least one in every§ accessible parking spaces (but not less than one) shall be served by an access aisle 8' in width and designated as VAN ACCESSIBLE, per Section 118-208.2.4. This loading/unloading area must be on the passenger side of the vehicle. Alternately, the parking stall may be 12' wide with the access aisle 5' wide. Section 11 B-502.2. RC-1 : Please identify the van accessible spot on the site plan. RC2: Van accessible parking spot must be a minimum of 9'-0" wide. Sheet 03 currently shows 8'-0" parking spaces. Additionally, please dimension all accessible parking spaces on sheet 03 to ensure compliance with the following: Show that accessible parking spaces comply with Section 11 B-502.2 as follows: a) Single spaces shall be 14' wide and outlined to provide a 9' parking area and a 5' loading and unloading area. This loading/unloading area may be on either side of the vehicle. b) When more than one space is provided, in lieu of providing a 14' space for each space, two spaces can be provided within a 23' area with a 5' loading zone between each 9'0" wide space. c) Each space is to be a minimum of 18' in depth. RC3: Please carefully read this code section requirement. The Van Accessible parking spot must be a minimum of 9'-0" wide with an 8'-0" aisle (the aisle was correctly shown on set Ill and then changed in this newest submission). Alternatively, the code provides the option of using a 12'-0" parking spot with a 5'-0" aisle (as noted in the original correction item above). Please comply to one of these on sheet 03 for both Van Accessible parking spaces. The non-van accessible spaces are OK as currently shown but will be reviewed when changes are made to the plans. CURB RAMPS 6. Curb ramps shall be constructed where a pedestrian way crosses a curb, per Section 202. RC-1: The curb ramp shown on the site plan does not appear to conform to 11 B-406.3 for parallel curb ramps. Please revise and provide code-compliant curb ramp design. RC2: Provide dimensions on the site plan on sheet 03 at all curb ramp and truncated dome locations for compliance. Curb ramp details shown on sheet 03 do not meet the truncated dome minimum dimension requirements, which calls for a minimum 6'-0" total wide path (overwriting the 48" min per 11 B-406.3). Refer to (a) in the following figure: Detectable warnings shall be installed in curb ramps with one or two entrance/ exit points that are 6' or 9' wide, respectively. Section 11-B-705.1.2.2. See Exceptions. RC3: There are now TWO "Parallel Curb Ramp Detail" shown on Sheet 03. Please edit or remove the detail with conflicting information (i.e. the one on the right, which shows a 48" x 48" bottom of ramp turning area. Per Section 1.9.1, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities. REMODELS, ADDITIONS AND REPAIRS 5. When alterations, structural repairs or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the following requirements, per Section 11 B-202.4:The area of specific alteration, repair or addition must comply as "new" construction. A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. • The path of travel shall include the existing parking. • Existing toilet and bathing facilities that serve the remodeled area must be shown to comply with all accessibility features. • Existing signage. RC-1: The applicant has not identified what improvements will be provided on the project as required by 11 B-202.4. RC2: The Exceptions previously listed in this correction item do not apply to the project and must be REMOVED from sheet 03 in the plans. Project is required to comply to all accessibility requirements. The following correction items are still outstanding. ACCESSIBLE PARKING 6. At least one in every§ accessible parking spaces (but not less than one) shall be served by an access aisle 8' in width and designated as VAN ACCESSIBLE, per Section 11 B-208.2.4. This loading/unloading area must be on the passenger side of the vehicle. Alternately, the parking stall may be 12' wide with the access aisle 5' wide. Section 11 B-502.2. Provide a statement on the site plan stating: "All property lines, easements and buildings, existing and proposed, are shown on this site plan." 2. Show on the site plan, or provide the grading plans, showing finish floor elevations, elevations of finish grade adjacent to buildings, drainage patterns and locations and gradients of cut or fill slopes. Section 107 .2. BUILDING AREA 3. When a building has more than one occupancy, the area shall be such that the sum of the ratios of the actual area divided by the allowable area for each occupancy shall not exceed one. This only applies if the "separated occupancies" option is chosen from Section 508.4.2. 4. Clearly show the maximum building height based on the definition in Section 202. EXITS 5. The plans shall designate the number of occupants to be accommodated on every floor, and in all rooms and spaces. Section 107.2 .3. 6. Please provide an exit analysis plan (may be 8½" x 11" or any convenient size). Show in this analysis the occupant load of each area, the general exit flow patterns (using arrows), accumulated occupant loads and required exit widths. Section 107.2.3. 7. The common path of egress travel shall not exceed the limit given in Table 1006.2.1. Please revise MOE and substantiate design. 8. Exits should have a minimum separation of one-half the maximum overall diagonal dimension of the building or area served. Section 1007.1.1. Where a building is equipped throughout with an automatic sprinkler system, the separation distance may be reduced to one-third of the diagonal. 9. The required number of exits from any level or individual space shall be maintained until arrival at the exit discharge or a public way. Section 1006.3.2. 10. Exits shall be so located that the maximum length of exit access travel, measured from the most remote point to the entrance to an exit along the natural path of egress travel, shall not exceed the distances given in Table 1017.2: 11 . Exit doors shall swing in the direction of exit travel when serving a room containing an occupant load of 50 or more persons or a Group H occupancy. Section 1010.1.2.1. 12. Note on the plans: "All egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort." Section 1010.1.9. In lieu of the above, in a Group B, F, Mor S occupancies (or places of religious assembly or Group A occupancies having an occupant load of 300 or less), you may note on the plans "Provide a sign on or near the exit door, reading THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED." This signage is only allowed at the main exit. Section 1010.1.9.4. 13. When additional doors are provided for egress purposes, they also shall conform to the requirements of Section 1010 (width, swing , hardware, etc.). Section 1010.1. 14. Regardless of occupant load , a floor or landing not more than ½ inch below the threshold is required on each side of an egress door. Section 1010.1.7. EXIT SIGNS/ILLUMINATION 15. Exit signs are required whenever two exits are required. Show all required exit sign locations. Section 1013.1. 16. A tactile sign stating "EXIT' and complying with ICC A117.1 shall be provided adjacent to each door to an exit stairway, an exit passageway, and the exit discharge. Section 1013.4 .. 17. Show that the means of egress path will be lighted with at least one-foot candle at floor level. Section 1008. 18. Show separate sources of power may be required for exit illumination. Review Section 1008.3. GLASS AND GLAZING 19. Specify on the window schedule the glass type and thickness to show compliance with Section 2404. 20. Glazing in the following locations should be of safety glazing material in accordance with Section 2406.4 (see exceptions): a) Fixed and openable panels of door assemblies. b) Fixed or operable panels adjacent to a door where the nearest vertical edge of the glazing is within a 24-inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface. c) Individual fixed or operable panels that meet all of the following conditions: i) Exposed area of an individual pane is greater than 9 square feet, and: ii) Exposed bottom edge is less than 18 inches above the floor, and : iii) Exposed top edge is greater than 36 inches above the floor, and: iv) One or more walking surfaces are within 36 inches horizontally of the plane of the glazing. d) Glass railings, regardless of height, above a walking surface (including structural baluster panels and nonstructural in-fill panels). e) Glazing in the walls or enclosures that face hot tubs, spas, whirlpools, saunas, steam rooms, bathtubs, showers, or swimming pools where the bottom exposed edge of the glazing is less than 60 inches above any standing surface. Exception: Glazing that is more than 60" (measured horizontally) and in a straight line from the water's edge of a bathtub, hot tub, spa, whirlpool or swimming pool. f) Glazing adjacent to stairways or ramps (including landings) where the bottom exposed edge of the glazing is less than 60" above the adjacent walking surface. FIRE EXTINGUISHING 21 . If using the "nonseparated" approach for mixed occupancies, then Section 508.3.1 requires that the most restrictive provisions of Chapter 9 shall apply to the total nonseparated occupancy area. 22 . Specify on the plans that portable fire extinguishers will be installed in the building in accordance with Section 906. MISCELLANEOUS LIFE/SAFETY 23. Per California law, additions or alternations of Commercial projects or Multifamily Residential projects (condos, apartments and hotels with kitchens) available for use before January 1, 1994 may require replacement of noncompliant plumbing fixtures *** by water conserving fixtures: • All plumbing fixtures in the building where an addition will increase the floor area of the building by 10%. (Or) • Plumbing fixtures that serve the alternations or improvement in which the building permit valuation exceeds $150,000.00. (Or) • An alternation or improvement to a room containing noncompliant fixtures (regardless of valuation). Please note on the plans the specific plumbing fixtures requiring replacement. *** "Noncompliant plumbing fixtures" are any of the following : • Any water closet exceeding 1.6 gallons/flush. • Any urinal manufactured to use more than 1.0 gallon/flush. • Any showerhead exceeding 2.5 gallon/minute. • Any interior faucet that emits more than a 2.2 gallons/minute. 24. Please provide notes on the plans to show the suspended ceilings in Seismic Design Categories D, E & F comply with ASCE 7-16 Section 13.5.6.2 .2 as follows: a. The width of the perimeter supporting closure angle or channel shall be not less than 2.0 in. unless qualified perimeter supporting clips are used. b. Closure angles or channels shall be screwed or otherwise positively attached to wall studs or other supporting structures. Perimeter supporting clips shall be qualified in accordance with approved test criteria per Section 13.2.5. c. Perimeter supporting clips shall be attached to supporting closure angle or channel with a minimum of two screws per clip and shall be installed around the entire ceiling perimeter. d. In each orthogonal horizontal direction, one end of the ceiling grid shall be attached to the closure angle, channel, or perimeter supporting clip. The other end of the ceiling gird in each horizontal direction shall have a minimum 0.75-in clearance from the wall and shall rest upon and be free . to slide on a closure angle, channel, or perimeter supporting clip. e. Ceiling areas over 2500 ft.2 must have seismic separation joints or full height partitions. f. Ceilings without rigid bracing must have 2" oversize trim rings for sprinklers and other ceiling penetrations. NON-RESIDENTIAL GREEN BUILDING STANDARDS The California Building Standards Commission has adopted the Green Building Standards Code and must be enforced by the local building official. The following mandatory requirements for commercial construction must be included on your plans. The following Green Building Standards apply to newly constructed buildings, along with nonresidential additions of 1,000 sq. ft. or larger or alterations (tenant improvements) with a value of $200,000 or more. CGC 101 .3. Provide a sheet on the plans labeled "Green Building Code Requirements" and include the following notes as applicable. 25. Electric Vehicle Charging: If the newly constructed building includes a parking design of 10 or more spaces compliance with Table 5.106.5.3.3 is necessary for EV future charging capability. Provide the following design requirements found in section 5.106.5.3: Number of future EV spaces required , installed raceway design, electrical capability (amperes and location) and signage. a) Be sure to also comply with Title 24 disabled access requirements for the EV stalls. Section 11 B-228.3. 26. !f electrical vehicle charging equipment is installed: Provide a complete electrical design, including equipment specifications, a site plan, and an electrical. branch circuit design, including load calculations. Include the compliance design for the accessibility requirements found in CBC 11B-228.3 and CBC 11B-812. 27. Storm water pollution prevention. Note on the site plan that for projects which disturb less than one acre of land and are not part of a larger common plan of development or sale shall prevent the pollution of storm water runoff from the construction activities through one or more of the following measures (Section 5.106.1): a) Storm water pollution prevention. (One acre or more) Compliance with NPDES is required. See the CGC 5.106.2 for compliance requirements. 28. Bicycle parking. Short term and Long Term: Note on the plans that bicycle parking for projects shall comply with CGC Section 5.106.4. The specific details must be submitted and approved by the Planning Department. 29. Low-emitting, fuel-efficient and carpool/van pool parking. Note on the plans that fuel-efficient vehicle parking will be provided in accordance with CGC Section 5.106.5.2. The specific details for the parking must be submitted and approved by Planning Department. 30. Light pollution reduction. Note on the plans that exterior light pollution must comply with CGC section 5.106.8. 31. Grading and paving. Note on the plans that the site grading or a drainage system will manage all surface water flows to keep water from entering buildings. CGC Section 5.106.10. 32. Moisture control. Note on the plans that landscape irrigation systems shall be designed to prevent spray on structures. Exterior entries subject to foot traffic or wind-driven rain shall be designed to prevent water intrusion into the building. CGC Section 5.407.2.2.1. 33. Waste management. Note on the plans that the contractor must submit to the Engineering Department or other Agency that regulates construction waste management a Waste Management Plan that outlines the items listed in CGC Section 5.408.1.1. 34. Recycling. Note on the plans that a minimum of 65% of construction waste is to be recycled and/or salvaged. CGC 5.408.1. Documentation shall be provided to the enforcing agency which demonstrates compliance. CGC Section 5.408.1 .4. 35. Waste reduction. Note on the plans that 100% of trees, stumps, rocks, and associated vegetation and soils primarily from the construction will be reused or recycled. CGC 5.408.3. 36. Recycling. Note on the plans that an identified, readily accessible area shall be provided that serves the entire building for collecting recycling, such as paper, cardboard, glass, plastics, metals, etc. CGC Section 5.410.1. 37. Commissioning. For new buildings that are 10,000 sq. ft. and over, the architect or responsible design professional shall submit, prior to plan approval, a "Commissioning Plan". CGC Section 5.410.2. The Commissioning Plan must be submitted with the plan documents during plan check. Documentation. Note on the plans that a building "Systems Manual" as listed in CGC Section 5.410.2.5 shall be delivered to the building owner or representative and the facilities operator. Further, note on the plans that the "Systems Manual" shall contain the required features listed in CGC Section 5.410.2.5.1. 39. Pollutant control. Note on the plans that during construction, ends of duct openings are to be sealed, and mechanical equipment is to be covered. CGC 5.504.3. 40. Pollutant control. Note on the plans that mechanically ventilated buildings shall provide regularly occupied areas with air filtration media for outside and return air that provides at least a Minimum Efficiency Reporting Value (MERV) of 13. MERV 13 filters shall be installed prior to occupancy. CGC Section 5.504.5.3. 42. Pollutant control. Note on the plans that where outdoor areas are provided for smoking, such areas are prohibited within 25' of building entries, windows and outdoor air intakes. Signage shall be posted to inform occupants of the prohibitions. CGC Section 5.504.7. 43. Environmental comfort. Note on the plans that wall and floor assemblies separating tenant spaces (and tenant spaces from public spaces) shall have an STC of at least 40. CGC Section 5.507.4.3. 44. Environmental comfort. Wall and roof assemblies exposed to noise sources shall have an STC rating of at least 50, with exterior windows having a minimum STC of 40 in the following locations, per CGC Section 5.507.4.1: a) Within the 65 CNEL noise-contour of a freeway, railroad, or industrial source, as determined by the jurisdiction's Noise Element of the General Plan. b) Within the 65 CNEL noise-contour of an airport. 45. Outdoor air quality. Note on the plans that installations of HVAC, refrigeration and fire suppression systems will not contain CFC's or Halons, per CGC 5.508.1. 46. Supermarket refrigerant leak reduction . Note on the plans that new commercial refrigeration systems shall be shown to comply with Section 5.508.2 when installed in retail food stores 8,000 square feet or more conditioned area and that utilize either refrigerated display cases or walk-in coolers/freezers connected to remote compressor units. 47. Indoor water use. For new buildings, show on the site utility plan separate sub- meters per CGC Section 5.303.1 for the following: (a) Each leased or owned space that consumes more than 100 gal/day (b) Tenant spaces containing laundry, cleaners, restaurant, medical/dental office, laboratory, or beauty/barber shops. 48. Water reduction. Show on the plans the following maximum fixture flow rates from the table below. Revise general notes, plumbing plans, etc. to match. CGC 5.303. Per California law, additions or alternations of Commercial projects or Multifamily Residential projects (condos, apartments, and hotels with kitchens) available for use before January 1, 1994, may require replacement of noncompliant plumbing fixtures *** by water conserving fixtures: • All plumbing fixtures in the building where an addition will increase the floor area of the building by 10%. (Or) • Plumbing fixtures that serve the alternations or improvement in which the building permit valuation exceeds $150,000.00. (Or) • An alternation or improvement to a room containing noncompliant fixtures (regardless of valuation). Please note on the plans the specific plumbing fixtures requiring replacement. *** "Noncom pliant plumbing fixtures" are any of the following: • Any water closet exceeding 1.6 gallons/flush. • Any urinal manufactured to use more than 1.0 gallon/flush. • Any showerhead exceeding 2.5 gallon/minute. • Any interior faucet that emits more than a 2.2 gallons/minute. PLUMBING 70. A Statement of Special Inspections, prepared by the registered design professional in responsible charge, shall be submitted. This statement shall include a complete list of materials.and work requiring special inspection, the inspections to be performed and an indication whether the special inspection will be continuous or periodic. Section 1704.3. DISABLED ACCESS REVIEW LIST DEPARTMENT OF STATE ARCHITECT-TITLE 24 The following disabled access items are taken from the 2019 edition of California Building Code, Title 24. Per Section 1.9.1, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities. REMODELS, ADDITIONS AND REPAIRS 71. When alterations, structural repairs or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the following requirements, per Section 11 B-202.4: • The area of specific alteration, repair or addition must comply as "new" construction. • A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. • The path of travel shall include the existing parking. • Existing toilet and bathing facilities that serve the remodeled area must be shown to comply with all accessibility features. • Existing drinking fountains (if any) must be shown to comply with all accessibility features. • Existing public telephones (if any) must be shown to comply with all accessibility features. • Existing signage. a) Exceptions: i) When the adjusted construction cost is less than the current valuation threshold (currently $170,466), the cost of compliance shall be limited to 20% of the adjusted construction cost. Section 11 B- 202.4, Exception 8. If this exception is chosen, please provide documentation to show how the money will be spent. Priority should be given to those elements that will provide the greatest access. The order of priority shown below should be followed: • An accessible entrance. • An accessible route to the altered area. • At least one accessible restroom for each sex. • Accessible telephones. • Accessible drinking fountains. • When possible, additional accessible elements such as parking, storage, and alarms. ii) iii) When the adjusted construction cost exceeds the current valuation threshold (currently $186,172), the enforcing agency may grant an Unreasonable Hardship. If granted, compliance shall be provided by equivalent facilitation or to the greatest extent possible without creating an unreasonable hardship; but in no case shall the cost of compliance be less than 20% of the adjusted construction cost. The use of this exception requires that the Unreasonable Hardship be ratified by the City Council or Board of Supervisors. Section 11 B-202.4, Exception 8. For areas under the control of a single tenant, the obligation to provide access may not be evaded by performing a series of small alterations to the area served by a single path of travel, if those alterations could have been performed as a single undertaking. If an area has been altered without providing an accessible path of travel to that area, and subsequent alterations of that area, or a different area along the same path of travel are undertaken within three (3) years of the original alteration, the total cost of alterations to the areas along that path of travel during the preceding three year period shall be considered in determining unreasonable hardship. Section 11 B-202.4. SITE PLAN REQUIREMENTS 72. Clearly show that the site development and grading are designed to provide access to all entrances and exterior ground floor exits, as well as access to normal paths of travel, per Section 11 B-206. Where necessary to provide access, shall incorporate pedestrian ramps, curb ramps, stairways, and handrails, etc. 73. Show or note that at every primary public entrance, and at every major function area along, or leading to, an accessible route of travel there is to be a sign displaying the international symbol of accessibility. Signs are required to indicate the direction to accessible building entrances and facilities, per Section 11 B-216.3. 7 4. Show that an accessible route of travel is to be provided to all portions of the building, to accessible building entrances and between the building and the public way, per Section 11 B-206.2.1. 75. Where more than one route of travel is provided,~ routes shall be accessible. Section 11 B-206.2.1. 76. Accessible routes shall coincide with the general circulation paths. Section 11 B- 206.3. . 77. Section 11 B-502.3.3. 81 . Curb ramps and the flared sides of curb ramps shall not encroach into any accessible parking space or the adjacent access aisle. Section 11 B-406.5.1. 82. Show that a bumper or curb is to be provided, and located at each space, to prevent encroachment of cars into the required width of walkways, per Section 118-502.7.2. 83. Show or note that the maximum slope of the parking surface at the accessible space and adjacent access aisle, in any direction, is :s 1 :48, per Section 11 B- 502.4. 84. Show or note on the plans that the accessible parking spaces are to be identified by a reflectorized sign, permanently posted immediately adjacent to and visible from each space, consisting of: a) A profile view of a wheelchair with occupant in white on dark blue background. b) The sign shall ~70 in.2 in area. c) Additional language or sign below the symbol of accessibility stating, "Minimum Fine $250". d) When in the path of travel, they shall be posted ~80" from the bottom of the sign to parking space finished grade. e) Signs may also be centered on the wall of the interior end of the parking space. f) Van-accessible spaces shall have an additional sign "Van-Accessible" mounted below the symbol of accessibility. g) In addition, the surface of each accessible space is required to be marked with the international symbol of accessibility. 85. Show, or note, that an additional sign shall also be posted in a conspicuous place at each entrance to off street parking facilities, or immediately adjacent to and visible from each stall or space. Section 11 B-502.8.2. The sign shall be ~17" x 22" with lettering not :S1" in height. The required wording is as follows. "Unauthorized vehicles parked in designated accessible spaces not displaying distinguishing placards or special license plates issued for persons with disabilities may be towed away at owner's expense. Where toilet rooms are provided, each toilet room shall comply with Section 11 B- 213. Where bathing facilities are provided, each bathing room shall comply with Section 11 B-603. Section 11 B-213.2. 107. Show that passageways leading to sanitary facilities have required clear access widths. Note that the doorways leading to sanitary facilities shall be identified, per Section 11 B-703.7.2.6, as follows: a) An equilateral triangle ¼" thick with edges 12" long and a vortex pointing upward at men's rest rooms. b) A circle¼" thick, 12" in diameter at women's rest rooms. c) A 12" diameter circle with a triangle superimposed on the circle and within the 12" diameter at unisex rest rooms. d) The required symbols shall be centered on the door at a height of 58" -60". e) Braille signage shall also be located on the wall adjacent to the latch outside of the doorways leading to the sanitary facilities. SINGLE ACCOMMODATION FACILITIES 110. Show a sufficient space in the toilet room for a wheelchair to enter the room and close the door, per Section 11 B-603.2. The space is required to be: a) ~60" diameter. b) AT-shaped space as shown in Figure 11 B-304.3.2. c) Doors are not permitted to encroach into this space by more than 12 inches. 111 . Per Section 11 B-603.5, show on the plans :S40" height for: a) The operable parts of at least one: i) Paper towel dispenser. ii) Sanitary napkin dispenser. iii) Waste-paper disposal. iv) Other similar dispensing and/or disposal fixtures. b) The bottom edge of mirrors. 122. The combination toilet paper dispenser, as shown on plans, is not acceptable. The 1-½" clearance between the grab-bar and the wall is absolute, not subject to construction tolerances to encroach into, as the dispenser will. This is a new change effective July 1, 2018 in the CBC, Sec. 11 B-609.3. ACCESSIBLE SINKS 123. Per Section 118-804, non-commercial kitchen sinks (such as at employee break rooms, etc.) shall provide the following: a) A clear floor space at least 30"x 48" shall be provided for forward approach and shall be on an accessible route. The clear space shall extend a maximum of 19" underneath the sink. Section 11 B-606.2. b) The accessible sink shall be mounted with the counter or rim no higher than 34" above finish floor. Knee clearance that is at least 27" high, 30" side and 19" underneath the sink shall be provided. Hot water and drain shall be insulated or otherwise configured so as to protect against contact. There shall be no sharp or abrasive surfaces under the sink. Section 118- 606. c) Faucet controls and operating mechanisms shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Lever operated, push-type and electronically controlled mechanisms are acceptable. Self-closing valves are allowed if the faucet remains open for at least 10 seconds. Section 11 B-606.4.
