This plan review is limited to the technical requirements contained in the International Building
Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and access for the disabled. This plan
review is based on regulations enforced by the Building Department. You may have other
corrections based on laws and ordinance by the Planning Department, Engineering
Department, Fire Department or other departments. Clearance from those departments may be
required prior to the issuance of a building permit.
Present California law mandates that construction comply with the 2007 edition of the California
Building Code (Title 24), which adopts the following model codes: 2006 IBC, 2006 UPC, 2006
UMC and 2005 NEC.
The above regulations apply, regardless of the code editions adopted by ordinance.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of
the 2006 International Building Code, the approval of the plans does not permit the violation of
any state, county or city law.
To speed up the recheck process, please note on this list (or a copy) where each
correction item has been addressed, i.e., plan sheet number, specification section, etc.
Be sure to enclose the marked up list when you submit the revised plans.

1. The following note should be given with each correction list:
Please make all corrections, as requested in the correction list. Submit
three new complete sets of plans for commercial/industrial projects (two sets of
plans for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (8!:i8) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Architecturally and structurally the plans were incomplete and a complete plan
check could not be petformed. Some examples are listed below.
3. Verfiy that the final sets of plans and the required calculations will be stamped
and signed by engineer and /or architect of record also.
4. All sheets of plans must be signed by the person responsible for their
preparation. (California Business and Professions Code).
5. Cover sheet to note scope of work i.e. 388 sq ft carport and 442 sq ft deck.
6. Structurally the plans are incomplete. No vertical was provided i.e. deck
framing, beams, post, spread footings and no lateral provided. Provide complete
vertical and lateral calculations are required for this project.
7. The plans to clearly reflect distance from edge of deck/carport to property line.
Cannot tell if 4'6" is to carport or existing eave of dwelling/garage. If carport /deck
is to be less than 5 ft to property line then see items below.
a) Exterior walls /framing closer than 5 feet to property lines shall be
one-hour rated construction on each side.
b) Exterior walls/framing greater than 3 feet, up to 5 feet, from the property
line may have openings, but the openings are limited to 25% of the
exterior wall area. If carport/deck is less than 5 fl to property line then
would not comply as carport openings on the left side are completely
open.
8. Please revise the section numbers and notes on the plans to match the 2006
IBC, as adopted by California. Noting type of construction on cover sheet to be
V-N and should be V-8 and U-1 is now just U,

9. Specify on the plans the following information for the deck materials, per Section
106.1.1: Manufacturer's name. ICC approval number, or equal. Minimum Class A
required.
10. Show deck drains and overflows. Size drains per IBC Section 1503.4. Minimum
3" required if runs horizontal , 2" in vertical and minimum scupper size is 4" .
11. Specify how obtaining the required minimum ¼ inch per foot deck slope for
drainage i.e. ripping, sleepers, slope framing etc. If ripping, note maximum taper
cut and calculations to reflect this and if sleepers detail attachment to deck joist.
Plans to reflect how water is being diverted to drains.
12. Detail and reference any exterior and interior guards required per Section 1013:
a) Openings between railings shall be less than 4" and detailed showing
adequacy of connections to resist the horizontal force prescribed in
Section 1607.7
13. Appears adding a door to access deck on floor plan on sheet A-2. If existing then
note this and if new note size, show adequate header and show or note that
doors may open to the exterior only if the exterior landing is not than more than
0.5 inch lower than the door threshold. CBC Section 1008.1.4
14. If new door to deck then existing window at right of door must be tempered as
within 2 ft of door.
15. If new door then will require an exterior light and lighting to be high efficacy or
controlled by a combination photocontrol/motion sensor.
16. Provide detailing on the plans to show veneer attachment to the stud walls, in
accordance with Section 1405.
• Final sets of plans must remove note " Progress Set-Not for Construction" from
all sheets.City to place soils stamp on plans at issuance.

item has been addressed, i.e., plan sheet, note or detail number, calculation page,
etc.
