THE FOLLDl'l1NG ARE DESIGN GUIDELINES/STANDARDS FOR BALCONIES AND DECKS 1'11THIN
PLANNING AREA 7 OF THE POINSETTIA PROPERTIES SPECIFIC PLAN. THE PURPOSE OF THE
DESIGN GUIDELINES IS TO PERMIT THE CONSTRUCTION Of BALCONIES/DECKS THAT ARE
AESTHETICALLY PLEASING AND UNOBTRUSIVE. THE DESIGN GUIDELINES ARE ACCOMPANIED
BY A BALCONY/DECK EXHIBIT THAT IDENTIFIES WHICH UNITS MAY HAVE BALCONIES/DECKS
AND THE LOCATION OF THE BALCONY/DECK ON A UNIT BY UNIT BASIS.
BASIC REQUIREMENTS
1. ALL BALCONIES/DECKS SHALL COMPLY 1'11TH THE REQUIREMENTS OF THE UNIFORM BUILDING CODE.
2. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR A BALCONY /DECK, PROOF MUST BE SHOWN
THAT THE BALCONY/DECK HAS BEEN APPROVED BY THE HOMEOWNERS ASSOCIATION. APPROVAL BY
THE HOMEOWNERS ASSOCIATION IS DISCRETIONARY AS OUTLINED IN THE CC&Rs (HOA LETTIER OR
HOA STAMP ON PLANS).
J. A BALCONY /DECK MUST BE OF COLOR AND DESIGN THAT IS COMPATIBLE 1'11TH THE DWELLING UNIT.
4. A BALCONY /DECK MUST MAINTAIN All SETBACK REQUIREMENTS AS SPECIFIED IN THE POINSETTIA
PROPERTIES SPECIFIC PLAN, THE PLANNED DEVELOPMENT ORDINANCE, OR THE BALCONY /DECK

7. BALCONIES/DECKS ARE PERM\TTIED ON PLAN 2 UNITS AS IDENTIFIED ON THE CP 99-02 FLOOR
PLANS/ ELEVATIONS AND AS OUTLINED WITHIN THE TRELLIS/PATIO COVER AREAS IDENTIFIED
ON THE TRELLIS/PATIO COVER EXHIBIT.
B. BALCONIES/DECKS ARE PERMITTED ONLY ON THE UNITS SPECIFICALLY IDENTIFIED AS ALLOW1NG
FOR BALCONIES/DECKS PER THE BALCONY /DECK EXHIBIT.
SPECIFIC DEVELOPMENT STANDARDS
1. SECOND-STORY BALCONIES/DECKS SHALL BE A MAXIMUM OF 6 FEET DEEP AND 12 FEET YilDE AND
MAINTAIN A MINIMUM 5-FOOT SETBACK FROM FENCES, SOUND WALLS, OR COMMUNITY WALLS.
