It aru:mpts to clarify situations where differing iruerpretations on how the standards are applied sometimes lead to confusion. The special topics include: Additions. Compliance requirements for new construction which increases conditioned space. Remodels and Repairs. Compliance requirements of new construction which does not increase conditioned space. Multi-Family Buildings. Compliance of the building as a whole or unit-by-unit Mixed Occupancy Buildings. Compliance of the dominant occupancy alone or each occupancy separately. • Mixed HY AC System Types. Compliance of more than one type in the same building. • Subdivisions and Master Plans. Group or fleet averaging, multiple orientations and reversed plans. Additional infonnalion on these subjects unique to the point system and the computer performance method is contained in Chapters 4 and 5. respective! y. Applicable sections of the Energy Efficiency Sl.alldards: 2-5301(d)2, 2-5301(e), :!-5304, 2-53Sl(b) I, 2-535 l(e). Special Compliance Topics Chapter 7 Special Compliance Topics 7.1 ADDITIONS Residential additions represent a very common type of new ccnstruction. Within the compliance categories established by the Standards in §2-530l(d)2, an addition (see Glossary) is defined as either an increase of conditioned space to an existing conditioned building or an alteration 10 a conditioned building in which conditioned space is being increased or created. Examples that fall within this definition include: New conditioned floor area added lo a building which otherwise remains unchanged in all respects • New ccndilioned 11oor area added when the remodeled building has less overall floor area than u1e existing building (see Figure 7-1) • Newly conditioned space in an existing unconditioned building such as the remodel of a previously unheated basement, anic or storage area Compliance Options for Additions Any one of several options may be used in demonsrrating compliance of an addition: Show that the addition alone meets the energy budget. • Show that the remodeled building including the addition uses the same or less energy than the unimproved building and a separate addition that meets the energy budget. • Show that the existing-plus-addition meets the energy budget for new buildings. The first two options are commonly utilized and are explained in the following subsections. (The third option is available but is quite stringent.) 7-1 Rcmow:d porrwn of house .----,...---t -----7 L ➔ L I I I I I I _,_,._ _______ J __ __. f--Addition tnJLSt still comply BEFORE MTF.R Figure 7-1: Addirio11 Mu.st Still Comply If Ra11odded House Has Le.ss Floor Area Thall E.Iisring House Addition Alone Any addition--that is, the sum of all new conditioned spaces and associated new exterior walls, ceilings, and floors within the building-- may be shown to meet the energy budget as a separate entity. This procedure does not involve the existing structure, except to modify 1he internal gains within the approved computer performance method, and may be performed using either a special prescriptive package or the point system or any approved computer performance method. SPEC/AL PACKAGE A An addition may be shown to comply with the Standards by meeting specific requirements of Package A for the climate zone in which it is located as stated in §2-5301(d)2C of the Standards. The Package A features which apply 10 additions include: Ceiling, wall. slab perimeter and raised floor insulation levels Glazing U-Value Shading These Package A requirements arc !isled in Tables 3-Zl to 3-216 in Section 3.4. In this method. roral ~lazing area in tM additic,n is limired 10 16% of 7-2 Energy Conservation Manual the added floor area. The net glazing area takes into account glazing "removed from the existing building because oi the addition."' Therefore, rhe / maximum glaiing area is 16% of the _::~d £!Epi:._, area plus rhe area of glass taken out of existing eneii'or walls and ceilings ro make way for rhe addirion. Package A for additions does not limit the amount of glazing which may occur on any one orientation, nor does it require any thermal mass. Another fearure of this special Package A for additions is that elecaic resistance space and/or water heating may be installed. All applicable mandatory measures still apply. POINT SYSTEM OR COMPUTER METHOD ANALYSIS OF ADDITION ALONE Any addition may be analyzed alone using either the point sys1em or a computer method . Toe rules for doing this are ~e same as for showing compliance of any new bwlding except that the internal heat gain m Btu/day may have 10 be entered according 10 the following formula (depending upon ~e computer method): evised July /990 Date,C3\sj~ I Jurisdiction c'fu'.LLSoAQ Prepared by, :r:t1:M, VALUATION AND PLAN CHECK FEE □ Bldg, Dept, O Esgil PLAN CHECK NO, '?)
