THE FOlLO'MNG ARE DESIGN GUIDELINES/STANDARDS FOR BALCONIES AND DECKS 'MTHIN
PLANNING AREA 7 Of THE POINSETTIA PROPERTIES SPECIFIC PLAN. THE PURPOSE OF THE
DESIGN GUIDELINES IS TO PERMIT THE CONSTRUCTION Of BALCONIES/DECKS THAT ARE
AESTHETICALLY PLEASING AND UNOBTRUSIVE. THE DESIGN GUIDELINES ARE ACCOMPANIED
BY A BALCONY/DECK EXHIBIT THAT IDENTIFIES ~ICH UNITS MAY HAVE BALCONIES/DECKS
AND THE LOCATION OF THE BALCONY /DECK ON A UNIT BY UNIT BASIS.
BASIC REQUIREMENTS
1. ALL BALCONIES/DECKS SHALL COMPLY WITH THE REQUIREMENTS Of THE UNIFORM BUILDING CODE.
2. PRIOR TO THE ISSUANCE Of A BUILDING PERMIT FOR A BALCONY /DECK , PROOF MUST BE SHOWN
THAT THE BALCONY /DECK HAS BEEN APPROVED BY THE HOMEOVINERS ASSOCIATION. APPROVAL BY
THE HOMEOVINERS ASSOCIATION IS DISCRETIONARY AS OUTLINED IN THE CC&Rs (HOA LEffiR OR
HOA STAMP ON PLANS).
3. A BALCONY/DECK MUST BE Of COLOR AND DESIGN THAT IS COMPATIBLE 'MTH THE OYl£WNG UNIT.
4. A BALCONY /DECK MUST MAINTAIN ALL SETBACK REQUIREMENTS AS SPECIFIED IN THE POINSETTIA

FOR BALCONIES/DECKS PER THE BALCONY/DECK EXHIBIT.
