DEMOLITION
ALL EXISTING BCILDINGS, STRUCTURES, AND VEGETATION TO BE
DEMOLISHED AND REMOVED FROM THE SITE.
FIRE PROTECTION
AN EXISTING FIRE HYDRANT IS IN PLACE ON THE SITE AT THE
INTERSECTION OF TUTTLE STREET AND LAS FLORES DRIVE. THIS
HYDRANT MAY NEED TO BE RELOCATED DURING CONSTRUCTION OF
STREET WIDENING. ANOTHER HYDRANT EXISTS AT THE
INTERSECTION OF LAS FLORES DRIVE AND JEFFERSO)I; STREET AND
IS WITHIN 110 FEET(-±,.) OF THE WESTERLY BOUNDARY OF THE SITE.
A THIRD HYDRANT EXISTS ALONG THE EASTERLY SIDELINE OF
TUTTLE STREET APPROXIMATELY 180 FEET(-±..) NORTHERLY OF ITS
INTERSECTION WITH BUENA VISTA AVENUE. THIS HYDRANT IS 250
FEET C.±J FROM THE SOUTHEAST CORNER OF THE SITE. THIS
PROJECT PROPOSES NO ADDITIO1'iAL FIRE PROTECTION ABOVE THE
CCRRENT LEVEL PROVIDED.
STREET LIGHTING
FIVE STREET LIGHTS ARE IN PLACE ALONG LAS FLORES DRIVE
BETWEEN ITS INTERSECTION WITH JEFFERSON STREET AND THE
BRIDGE OVER INTERSTATE 5. TWO POLE MOUNTED STREET LIGHTS
EXIST NEAR THE INTERSECTION OF TUTTLE STREET AND BUENA
VISTA AVENUE. THIS PROJECT PROPOSES LIGHTING ITS PRIVATE
STREET WITH THREE DECORATIVE, LOW LEVEL LIGHTS.
PUBLIC UTILITIES
A 14" WATER MAIN EXISTS WITHIN TUTTLE STREET AND AN 8"
WATER MAIN EXISTS WITHIN LAS FLORES DRIVE, BOTH ADJACENT
TO THE SITE. THIS PROJECT PROPOSES USING BOTH MAINS TO
SERVICE THE FOUR PROPOSED HOMESITES AND COMMON AREA.
THE SITE IS PRESENTLY CONNECTED TO THE CITY SEWER SYSTEM
LOCATED ALONG THE CENTERLINE OF LAS FLORES DRIVE. THIS
MAIN IS 8" IN DIAMETER. ANOTHER SEWER MAIN IS IN PLACE 17'
WESTERLY OF THE CENTERLINE OF TUTTLE STREET. THIS MAIN IS 6"
IN DIAMETER AND DEAD ENDS 30' SOUTHERLY OF THE SITE. THIS
PROJECT PROPOSES CONNECTING ALL FOUR HOMESITES TO THE
8" SEWER MAIN IN LAS FLORES DRIVE. GAS MAINS EXIST WITHIN LAS
FLORES DRIVE ADJACENT TO THE SITE AND WITHIN TUTTLE STREET
TO A POINT APPROXIMATELY 45' SOCTHERLY OF THE SITE. EITHER
GAS MAIN COULD BE EMPLOYED TO SERVICE THE PROPOSED
PROJECT. ELECTRICITY AND TELEPHONE SERVICE ARE PRESENTLY
PROVIDED TO THE SITE BY AERIAL DROPS FROM A DEAD-END POLE
WITH ANCHOR GUY LOCATED AT THE SOUTHWESTERLY CURB
RETURN OF LAS FLORES DRIVE AND TUTTLE STREET. THIS PROJECT
PROPOSES UNDERGROUND ING THESE SERVICES FROM AN EXISTING
POWER POLE LOCATED AT THE NORTHWEST CORNER OF THE SITE.
PUBLIC AND PRIVATE STREETS
LAS FLORES DRIVE IS ADJACENT TO THE SITE'S NORTHERLY
BOUNDARY. THIS STREET HAS A MINIMUM RIGHT-OF-WAY WIDTH OF
60' AND IS FULLY IMPROVED. THE ROADWAY WIDTH FROM CURB TO
CURB IS 40'. TUTTLE STREET IS ADJACENT TO THE SITES EASTERLY
BOUNDARY. THIS STREET HAS A RIGHT-OF-WAY WIDTH OF 44'. THE
EASTERLY HALF OF THE ROADWAY IS FULLY IMPROVED AND 12' OF
THE WESTERLY HALF IS PAVED WITH ASPHALT PAVEMENT. THIS
PROJECT PROPOSES IMPROVING TUTTLE STREET ALONG ITS
EASTERLY BO UN DARY LIMITS ACCORDING TO THE TYPICAL
SECTION SHOWN HEREON. (SEE APPROVED PLANS TITLED "TUTTLE
STREET BETWEEN BUENA VISTA & LAS FLORES IMPROVEMENT PLAN
& PROFILE" AS SHOWN ON CITY OF CARLSBAD DRAWING NO. 161-7,
SHEET 6 OF 6, PROJECT NO. 70•16.) THIS PROJECT ALSO PROPOSES
CONSTRUCTION OF A PRIVATE STREET 32' WIDE ANO A CUL-DE-SAC
WITH A 38' RADIUS. THIS PRIVATE STREET WILL SERVICE THREE OF
THE FOUR PROPOSED HOMESITES AND PROVIDE PARKING FOR
VISITORS.
TRAFFIC
IT IS ESTIMATED THAT THIS PROJECT WILL GENERA TE 40 TRIPS PER
DAY. THIS ADT IS PROBABLY LESS THAN THAT CURRENTLY
GENERATED BY THE FLOWER STAND NOW IN OPERATION ON THE
SITE. TRAFFIC SIGNALS ARE IN PLACE AT THE INTERSECTION OF
JEFFERSON STREET AND LAS FLORES DRIVE.
DRAINAGE
THE SITE PRESENTLY SHEET FLOWS IN A SOUTHWESTERLY
DIRECTION WITH RUNOFF MIGRATING TOWARD JEFFERSON STREET
AND BUENA VISTA A VENUE. THIS PROJECT PROPOSES
INTERCEPTING RUNOFF USING SHALLOW, GRASS LINED SWALES AND
CONVEYING IT IN A PRIVATE STORMDRAIN TO A DISCHARGE POINT
IN JEFFERSON STREET. A PRIVATE STORMDRAIN EASEMENT WILL BE
OBTAINED FOR THIS SYSTEM. THE SUBJECT SITE IS NOT WITHIN AN
IDENTIFIED FEMA FLOOD PLAIN.
GRADING
ONLY MINOR GRADING IS PROPOSED FOR THIS PROJECT, THE
MAXIMUM PROPOSED CUT TO FINISH GRADE WILL NOT EXCEED ONE
FOOT AND THE MAXIMUM PROPOSED FILL TO FINISH CONTOUR WILL
NOT EXCEED THREE FEET. GRADING AS PROPOSED SHALL BE
CONSTRUCTED IN ACCORDANCE TO STREET IMPROVEMENT PLANS
AND LANDSCAPE PLANS APPROVED BY THE CITY OF CARLSBAD.
