(4) The development program contemplates the construction of
Single Family, 2 Family and 4 Family residential structures.
The conveyance shall be by Grant Deed to individual purchasers.
Each buyer shall have an undivided interest in the community
facilities, common area and open spaces.
The types of open spaces and the methods and techniques for
developme nt and maintenance are as follows:
a) Private Streets
Shall be installed by the developer and included
in the sales price of the properties.
Maintenance shall be provided by a Homeowners
Association to which each resident will belong
and each resident will be assessed a monthly
charge to cover the cost of maintaining the
common areas.
b) Recreational Facilities
Recreation or clubhouse building, tennis courts,
swimming pools and/or other specific recreational
facilities will be installed by the developer and
included in the sales price of the property.
Maintenance will be provided by the Homeowners
Association.

The Single Family residences will be sold on
a lot. Each purchaser will be responsible
for landscaping and maintaining the area on
the lot.
The streets and parkway or greenbelt areas on
which the residences front, will be private
and will be maintained by the Homeowners
Association.
d) 2 Family and 4 Family Residences
Each of these units will be sold and conveyed
to the buyers as an airspace condominium.
In addition to the building, each buyer will receive
title to a fenced patio area. It will be the buyers
responsibility to landscape and maintain this patio
area.
The balance of the area around the buildings
including walkways, will be landscaped by the
developer and i ncluded in the purchase price.
These areas will be owned in common by the residents
and will be maintained by the Homeowners Association.
e) Slope·Planting
The planting o f all cut and fill slopes will be
done by the deve loper and included in the purchase
price of the properties.
Maintenance will be provided by the Homeowners
Association.
f) Park
We propose to develop and landscape the Park area
and to include the cost in the purchase pric e of
the properties.
We are willing to dedicate the Park to the City,
or to the Homeowners of our development.
If the City was to accept dedication of the Park
then the Park could be used by all residents of the
City. This contemplates that the City would be

responsible for the maintenance of the Park.
If the Park is conveyed to the Homeowners, then
each buyer would r e ceive an undivide d interest
in the Park. The maintenance would be provided
by the Homeowners Association and the Park wo uld

g) Exterior Maintenance
In the areas developed into 2 Family and 4 Family
residential structures , the exterior maintena nce
of the buil dings including the roofs shall be
included in the buyers monthly maintenance fee.
(5) Time Schedule: We contemplate that Parcel "A" would be completed
one (1) year after approval of the Master Development Plan.

Dear mr. Briggs :
In acco rdance with your request we have inspected and
tested th e filled ground placed on the r e f erenced site , lo-
cated east of Tamarack Av e nu e a nd Carlsbad manor, Carlsbad,
California.
The placement of fill on this project wa s done between
April 1 thru April 7, 1970.
The filled ground was tested and contr olled by our firm
wi thi n the Tamarack Av enue alignment a nd certa in areas north
and south of said a venue. The fill areas outs ide the Tama-
rack Av enue Street ali gnme n t are designated Sections "A"
thr u "D".
field density tests and laboratory compaction tests were
perfor~ed in accordance with standard ASTM prac tice to assure
at l east 90% r e l ati ve comp acti on as required by grading code.
Five laboratory compaction tests used for the Carls-
bad manor subdi vi sion were also used in calc ulating the rela-
tive comp action of our field density tests t aken on this
project . Th e tel~tive compattion i~ defined as ·a -~erbentage
of the r atio of th e field ~ry density, to the ma xi mum labora tory
dry de nsity . Both l a boratory comp action_ and field den sity test
methods and r esults are present e d on the enclosures entitled
"L aborato ry Compaction Test Results'' and "field Density Test
Re sults".
The approximate limits of comp acted fill place d under ou r
control a nd the approximate locati ons of field den~ity t ests
are shown on the e nclosed Site Plan.
The r esults of our observationi , fi e ld d ensities, and l abora-
tory compaction tests indica t e the fill ed ground has been pl a c ed
at no t l ess than 90% of maximum dry densi ty.
If building s are planned for the subject area shown on the
Site Plan, expan sion t ests should be p erformed prior to constr uc-
tion. Some expansive soils are found within this area, which
may require s pecial foundations for the proposed buildings .
We understand all grading for this project has b een com-
pleted . How e ver, if additional fill is placed,our office should
be notified p rior to grading to ins ure all fill h a s been corn-
p~cted in accordance with the grading code.

Subject: Final Clearance Report on Soil Conditions on Lots 4, 5 & 6
Gentlemen:
This report is to present the results of our soil tests
and observations done at your request for the grading of the
above referenced site.
The final grading of the subject building pad lots which we
understand will be used for models, was controlled by this lab-
oratory on 9 September 1972. These lots were previously graded
and controlled by this laboratory. The clearance report is
found under our Job No. 70-38 for Donald A. Briggs, previous
owner. A copy of this report has been sent to the City of
Carlsbad.
-No expansiv e soils were encountered during grading.
The limits of controlled fill ground area,subject of this
report, and locations of field density tests are shown on the
enclosed Site Plan .
The laboratory compaction test and field density test
methods and results are presented on page 3.
The results of our observations, field density tests, and
laboratory tests indicate the compacted fill ground has been placed
at not less than 90% of the maximum dry density.
It is our understanding that the grading for the subject lots
has been completed. A final clearance report for the remaining
lots of Carlsbad Tract 72-18 will be isiued upon completion of
grading.

1 -Laboratory Compaction
A laboratory compaction test was performed on the native
fill soil to determine the maximum dry density and the optimum
moisture content as specified by ASTM D1557-64T (met hod A). Th e
test uses the minus #4 sieve soil in a 4 inch diameter 4 inch
high cylinderical mold. The sample is formed with a 10 pound
hammer falling 18 inches for 25 blows on each of 5 layers.

2 -Field Density Tests
Field density tests were taken at selected locations to
determine the moisture and _density conditions of the constructed
fills. The tests were performed according to ASTM D1556-64, the
·sand cone method. The ratio of field dry density to the laboratory
maximum dry density is defined as the relative compaction. The
