Dear Mark, Coffman Engineers has reviewed the virtual building plan dated 11/02/20 for compliance with the area allowances for unlimited area buildings containing Group H occupancies. The plans were reviewed for compliance with the applicable provisions of the 2019 edition of the California Building Code (CBC). The virtual building consists of a series of primarily warehouse structures that are treated as if they are part of a larger overall structure, the virtual building. The structures are all Type IIIB construction and all building areas, as defined in CBC Chapter 2, are provided with automatic sprinkler system coverage, including the canopies attached to the structures. Taken as a whole, the virtual building has 60-foot side yards. As such, the virtual building complies with CBC Section 507.5 for an unlimited area building permitted to be up to two stories in height that may contain primary Groups B, S, and F. The building is permitted to contain accessory occupancies in accordance with CBC Section 508.2 as permitted by CBC Section 507.1.1. The building is also permitted to contain Groups H-2, H-3, and H-4 occupancies in accordance with the requirements and limitations of CBC Section 507.8.1. CBC Section 507.8.1 limits the aggregate floor area of the Group H occupancies to 10 percent of the area of the building. Additionally, the area limitations in CBC Section 506 for the specific Group H occupancies must be met for the construction type. The Group H occupancies on site consist of a mix of Group H-2, H-3, and H-4. For this analysis, occupancy areas are classified as the most restrictive of the mixed occupancies. Therefore, Group H-3/H-4 are treated as H-3, and Group H-2/H-3/H-4 areas are treated as Group H-2. The Group H areas are either separated by physical distance or a fire-rated barrier from the other structures. Based on the above parameters, the Group H-3 areas collectively comprise 9,658 square feet while the Group H-2 areas comprise 2,667 square feet. Area limitations of Group H-3 for Type IIIB construction by CBC Table 506.2 are 13,000 square feet. Area limitations of Group H-2 for Type IIIB construction by CBC Table 506.2 are 7,000 square feet. Therefore, the Group H-2 and H-3 areas both comply with the occupancy based area restrictions of CBC Section 506 as required by CBC Section 507.8.1. Together, the Group H-2 and H-3 comprise 12,325 sf. Based on these areas, the Group H area is ~7.6% of the structure area, which complies with the area limitations of CBC Section 570.8.1. An additional limitation on Group H areas is that the allowable area is reduced to 25% of the value specified in Table 506.2 when the Group H occupancy is not located at the perimeter of the building in accordance with CBC Section 507.8.1.1. The purpose of this additional area limitation is due to the difficulty of occupants exiting the high-hazard area and fire department personnel accessing the high-hazard area in the event of a fire. The Group H areas are either standalone structures or are located on the perimeter of another structure. Therefore, although the Group H occupancies are not located on the perimeter that defines the overall virtual building, their location is considered to meet the intent of CBC Section 507.8.1.1 due to their locations being separate from other structures or on the perimeter of other structures. In summary, the area limitations for Group H-2, H-3, and/or H-4 occupancies within unlimited area buildings are considered met in accordance with the applicable provisions of CBC Section 507.
