MAINTENANCE
INTRODUCTION
Slope planting is intended to mature into a low maintenance, low water requiring landscape. Over
the first three years fo"owing installation, maintenance and watering efforts should continually be
reduced.
This section is intended to outline maintenance procedures, including irrigation system operation,
for the Common Slope areas of the project. This maintenance program does not describe all of
the specific conditions that may be encountered in the fie19. Const~nt revie~s and fi~ld
judgements on the part of qualtfied maintenance personnel will be reqwred to fulfil the design
intent of the landscaping.
COMMON SLOPES
MAINTENANCE PLAN
Long term maintenance items will include the maintenance of the irrigation system as well as the
thinning and pruning of plants creating high fuel loads.

Thereafter, the HOA will be responsible for the maintenance of common slope areas.
IRRIGATION
One goal of the slope planting design is to require reduced amounts of w3:ter than would be
required for typical dCMTiestic plantings. The native plants on the slopes adJa~ent to the <:>pen
space areas require irrigation for their establishment, however, they should receive progressively
less water for the next three to nve summers after their installation.
The irrigation system shall be monitored and operated on a proper schedule. ~epairs s_hal~ be
made as required to the system tncluding sprinkler head replacement, broken line repair, time
clock repair, etc.
WATER SCHEDULE
The ktw water usage plants require infrequent deep watering. Irrigation of th~ !OP )aye_r of the soil
promotes shaHow root growth that will not support mature plants after the 1rngat1on 1s reduced.
Watering should be deep and infrequent.
The anticipated watering schedule presented below is intended as a guide to outline the typical
irr98,tion program of the slopes. The figll"es gWen are as reali~tlc as can be, y~t are only est1r_nates
based on typical and historical data. Actual on-site water requirements are ultmately determinable
only by experience with operating the actual system after the installation is completed.
The amount of irrigation water applied will change with time, weather and season. During the
establiShmenl phase of the project, two to three times the nom1al amount of water m~ need to be
appfied to maintain initial plant viability. As the pla_ntings mature, less water will be reqU1red.
The Irrigation systems provided for the large slope areas have a design precipitation rate _of .4
irlches per hour. Average (nonMestablishment) irrigation demands are anticipated to require .7 -
hotJ's per week of water application. Peak demand would be as high as 1. 7 hours per week. As
the plantings mature, applications should be up to one half this amount less.
Light applications of water should be applied in lieu of one co~inuo~s application. Wate~ s~ould
be run for no more than 1 o minutes at a time, with a 30 to 60 minute interval betwe_en appl1cat1ons.
This schedule shoukl be repeated several times on a single day and water then withhetd from the
area until the strface soil to a 6-8" depth dries.
LANDSCAPE EROSION CONTROL PLANS
MS 752
Tops and bottoms of slopes have separate valves to allow for separate irrigation control. Watering
times for lower slope areas shall be less than for the upper slope due to water percolating downhill
from the uphill irrigation.
Slope areas should only be watered once every one to two weeks, even during the summer. If
planted in late spring, more frequent watering may be required during the first summer.
Frequent monitoring of soil moisture is required. Evaluation and judgement on the part of the
maintenance personnel are required to gukJe the specific watering schedule.
CLEARING, PRUNING & CLEANING
The Common Slope areas should be cleared annually in the spring of dead and dense plant
materials as a fuel reduction measure. Dead branches should be removed and foliage thinned.
All litter, trash, refuse, and waste shall be promptly removed.
FERTILIZING
Soil tests should be made periodically to monitor pH, salt and nutrients. Fertilizers should be
applied according to these test results. Use slow release material rather than straight chemical
forms to prevent burning of the plants. Fertilizer applications should only be applied in the
springtime.
WEED CONTROL
Invasive grasses and other weeds should be removed. Obnoxious weeds shall be those which
f.)foduce obnoxious seed, ie., mustard, tumbleweed, burr clover, wild tobacco, thistle, bermud_a,
grasses. Application of Dymid and Treflan or equal pre-emergence weed control shall be applied
when in opinion of Landscape Architect project is ·tnfested with weed seed and further weeding
will become an unnecessary burden to Owner.
PESTS AND DISEASE
Periodic close inspections shall insure that areas are free from pests and disease.
REPLACEMENT PLANTINGS
In September following the first summer of their installation, all plants should be checked for
viability. All dead or missing plant material should be removed and replaced with the same size
and species of material as was originally planted. Replacement planting should be done in l~~e
October or November. Check plantings for diseases, insect problems, gophers, moles, fert,hzer
excess, fertilizer deficiency or other factors effecting plant viability. In the event any landscape
vegetation is damaged or diseased, it shall also be replaced.
INSPECTION
Six months after the homeowners take over the maintenance and once a year there after, an
inspection reviewing but not necessarily limited to the following shall be made:
a. Plant health, amount of cover, size of individuals,
b. Complete irrigation system inspection, with specific review of coverage, programming,
performance and condition of system,
c. Inspection and testing of all surface drainage systems and underground systems (where
applicable,)
d. Inspection and testing of soils, including soil moisture, soil buildup and fertilizer needs,
e. Inspection of plantings to determine the need for prunin~, spraying, thinning or replanJi.ng.
A written report should be prepared documenting the inspection . Additional
documentation of the completion all items requiring action in the report should be prepared.
The HOA shall keep an annual watering summary, including the maintenance schedule relating to
watering dates and times throughout the year as recorded by the maintenance contractor on a
weekly basis.
The developer shall conduct additional inspections at any time of their choosing.

PART 1 -GENERAL
-1.1 DESCRIPTION
A. Work included: This work shall consist of preparing the surface strata of soil for planting including
but not necessarily limited to:
1. Topsoil placement,

flowing, suitable for application with approved equipment and shall contain the following minimum
available percentages of weight of plant food with trace minerals of 3% iron and 5% sulfur:
For lawn and shrub areas: N-P-K ratio of14-7-3.
3. Planting tablets shall be tighly compressed ch~ type commerical grade plant tablets with the
· following available percentages or weight of plant food:
For 21 gram tablets: N-P-K ratio of 20-10-5_
For 5-7 gram tablets: N-P-K ratio of 12-8-8.
D. Organic soil amendments: derived from Redwood or Fir bark, supplying several gradient degrees of
breakdown, with non-ion~ wetting agent, stabilized with nitrogen (0.5%) and having the following
,properties:
1. Salinity: Saturation extract conductivity (e.c.) shall not exceed 1.75 at 25 degrees
centigrade.
2. Organic content: minimum 90% by weight.
3. pH: 5.5 to 6.0

1. Soil Sulfur (S) shall be elemental sulfur (99.5%) minimum

. 3.3 JIERFOflMANCE A: Subsoil:
1. Scarify subsoil in all areas to be planted to depth of 6 inches prior to placement of topsoil. The
soil shall be made loose and friable.
2. Remove rocks and other objects over 2 inches diameter.
B. Topsoil:
1 . In areas scheduled for seeding or sodding of lawn replace topsoil from stockpile to minimum
depth of"4 inches over all areas.
2. In areas scheduled for ornamental groundcovers, place topsoil to 2 inch depth.
3. Do·not place topsoil on slopes exceeding 3:1 gradient.
C. Incorporation of Soil Amendments:
1 . Pl-ace additives uniformly in accordance with specifications and Landscape Architect's
direction per soil test results and recommendations and incorporate to depth of 1 inch by raking Or
other approved method.
2. Rake, drag, roll and smOoth the surface until free of hollows and ridges and it:conforms to.
established grade plus or minus 1 inch in 10 feet.
3. Apply pre-emergent herbicide control in accordarice with the manufacturer's
recommendations and any applicable governmental agency.
D. Finish grade:
1 . Upon completion of rototilling and topsoil placement, all areas shall be watered to settle soil.
2. When the soil has dried sufficiently to be readily worked, all lawn and planting areas shall be
graded to previously established grades.
3. Grades not otherwise indicated shall be uniformly level or sloping between points where
elevations are given. Finish grade shall be smooth, even, uniform plane without abrupt change of
elevation
4. Soil areas adjacent to buildings shall slope away from the building to allow for a natural run-off
of water, and surface water shall be directed as indicated on the drawings by remodeling surfaces to
facilitate the natural run-off of water.
5. Low spots and pockets shall be graded to drain properly, maintain 2% minimum slope.
6. Finish grade of all planting areas shall be brought flush with curbs and paving to assure
positive drainage over the surface.
7. Minor adjustments of finish grade shall be made at Landscape Architect's direction if required.
3.4 CLEANUP
A. Immediately clean up spills, soil, conditioners on paved and finished surface areas.
8. Remove debris and excess materials from project site.

PERMITS, FEES, CODES AND SAFETY ORDERS
Obtain an pennlts and pay required fees to any governn>ental agency having jurisdiction over work.
Arrange for inspections required by local ordinances during the course of construction as required. On
completion of work,·satisfactory evidence shall be fu-nished to Landscape Architect to show that work is in
accordance with ordinance and code requir8rllents.
Conform with applk::able codes, starxlards and other applicable laws or regulations. Nothing In Drawings or
Specifications shall be construed to pennlt work not conforming to codes. Should Construction
Documents or instructions vary from aforementioned rules and regulations, nottty Landscape Architect,

DELIVERY, STORAGE AND HANDLING
Protect work and materials under this Section from damage during construction and storage. Polyvinal
chloride (PVC) pipe and fillings shall be especially protected from direct sunlight.
SUBSTITUTIONS
·• No deviations from specified equipment or installation procedures shall be allowed without written
approval of Landscape Architect.
SUBMITTAL$
As-Built Drawings: Prepare on blueline print showing deviations from bid documents made during
construction affecting matn rine ~. controller locations,· valves and sprink~r heads. As-bullts shan be
delivered to Landscape Architect before final acceptance of work.
GUARANTEE
Guarantee all work for one year from acceptance date against defects in material, equipment, and
workmanship. Guarantee shaH cover damage repai° to any part of premises resulting from leaks or defects
in material, equipment, workmanship to satisfaction of Landscape Architect.
Repairs shall be done promptly upon notification by Landiscape Architect at no cost to Owner.
PART 2 -PRODUCTS
2.1 PIPE
A. Plastic pipe:
1 . Use polyvinal chloride (PVC) type 1120-1220 pipe uniess otherwise indicated on plans. Mainlines

CLEARING
PART 1 -GENERAL
1.1 DESCRIPTION
A. Work included: Provide the removal and disposal of designated site improvements, vegetation and debris
prior to commencement of other construction. This work includes the protection of all site improvements
and plant material to be retained, installation of necessary protective fencing and removal of specified
struciures, paving and other existing improvements, plant material and debris.'

Conditions and other Sections of these Specifications.

1.2 REFERENCES
The latest issues of the following documents form a part of this specification to the extent indicated
hereinafter.

1 . 3 EXISTING SITE CONDITIONS
Prior to clearing operations, the Contractor shall meet with Landscape Archrtect on-site to designate all
trees and shrubs to remain on the site and those to be removed. No trees shall be removed whhout prior
approval.
: PART 2 -PRODUCTS
2.1 PROTECTIVE FENCING OR BARRIERS
Protective fencing or barriers shall be wire or plastic mesh, solid lt.mber or similar material at least 36 inches
high.
PART 3 • EXECUTION
3.1 EXISTING SITE IMPROVEMENTS
Existing site improvements which are to remain shaU be protected with appropriate fencing, staking or
tlags.
3.2 TREE AND SHRUB PROTECTION
A. Prolect individual trees which are to remain by placement of approved barrier at the drip~line of tree.
8. Groups of trees or slYubs to remain shall be protected jointly at the perimeter of the planting's dripline.
C. No material shall be stockpiled; equipment parked. repaired or refueled; and no oil, gasoline, paint or other
contaminants dunped or stored wrthin 25 feet of drip line of trees and shrubs to remain

3.3 CLEARING
A. Clearing and grubbing operations shall begin only after protective fencing and barriers have been

C. Remove plants not be be saved by cutting main trunk(s) 2 to 4 inches above the ground.
D. When clearing without grubbing, do not break the soil surface by pulling out the roots.
E. · All noxious weed and unwanted vegetation should be eradicated ·by approved methods.
3.4 DISPOSAL
Remove all cleared site improvements, trees, stumps, roots, brush, vegetation and debris from the site
and dispose in a legal manner. Burning on-site is not allowed.

Excavate for landscap<, .ystems by trenching, with sides as nearly Ve .• cal as possble. Accurately grade
the bottom to provide uniform bearing for line.
Short sections of a trench may be tunneled if, in Landscape Architect's opinion, lines can be installed
safely and backfill can be compacted properly into such tunnel.
Remove boulders and other interfering objects, backfill voids remaining after removal of objects.
Protection of persons and p.-operty:
1 . Barricade and operate warning lights from dusk to dawn at open holes, trenches and depressions
occurring as part of Work on propeny adjacent to or w~hin public access.
2. Protect structures, utilities, sidewalk, pavements and other facilities from damage caused by
settlement, lateral movement, washout, and other hazards created by work: under this Section.
3. Do not trench under drip line of existing trees.
Do not completely backfill trenches until required pressure and leakage .tests have been performed, and
until systems as installed conform to requirements specified.
Prior to backfilling, remove all sheeting or shoring.
Backfill f(}f all trenches and excavations shall be compacted to 90% density.
Backfill to level of adjacent elevations. allowing for settling and compaction.

Inspection of materials: CarefuUy inspect pipe and fitting before installation, removing all dirt, scale ard
burrs, reaming as required. Install pipe with markings w for visual inspection.
Plastic (PVC) pipe:
1. Exercise care in handling, loading, unloading and storing plastic pipe and fittings:
a. Store under cover form direct sunlight until ready to install,
b. Tran sport only on a vehicle with a bed long enough to allow the pipe to lay flat to avoid undue
bending and concentrated external load.
2. Repair dented and damaged pipe by cutting out and discarding dented or damaged sections,
rejoining \with a coupling.
3. In joining, use onty specified solvent, make joints in accordance with manufacture'f'~
recommendations. Pipe and fittings shall be thoroughly cleaned of dirt, dust, moisture before
applying solvent. Clean off excess solvent. Allow solvent welds at least 15 minutes set~up time
before moving or handling and 24 hours curing time before filling with water.
4. Provide 2n sand bedding for irrigation lines.
5. Snake lines from side to side in trench to allow for expansion and contraction.
6. For plasUc to metal connections:
a Work steel connections first,
b. Use a non-hardening pipe dope on threaded plastic to steel connections,
c. Use only a tight wrench pressure.
Plug or cap all openings upon line installation to prevent the entrance of materials that would obstruct
pipe. Leave In place until removal is necessary for completion of installation.
Thoroughly flush all lines, perform hydrostatic testing in accordance with paragraph below.
INSTALLATION OF EQUIPMENT
Lawn spray heads:
1 . Install where indicated on Drawings arrl in accordance with details and manufactU"e's
recommendation as approved by Landscape Architect.
2. For heads adjacent to pavement place heads 3" from pavement, flush to pavement elevation.
3. Locate heads 6" minimum from buikiings, wafts.
4. Upon line testing completion, complete assembly, adjust sprinkler heads for proper distribution.
Shrub sprinkler heads:
1. Install in planting areas where irrlicated on Drawings.
2. Locate shrub heads 3" from pedestrian paving, 12" fr001 automobile traffic without curbs, 6" from
automobile traffic with cums and 6" from all building and wall footings unless noted otherwise. Set shrub
heads eighteen (18j inches above finish grade unless noted otherwise. (See details.)
3. Use joint compound on galvanized iron fittings.
4. Upon completion of testing, complete assembly and adjust sprinkler heads for proper distribution.
Valves: Install ball valves and quick coupler valves per drawings.
Control valves: Install where shown on Drawings, locating in clusters in planting areas where practical.

QUALITY ASSURANCE
Work shall be performed in accordance with best standards of practice relating to various trades under continuous
supervision of competent foreman, capable of interpreting Drawings and Specifications.
EXISTING SITE CONDITIONS ,
Prior to excavation for planting or placing of stakes, locate an electric cables, conduits, sprinkler valves, an utility
lines so that proper p.-ecautions may be taken not to damage such improvements. In event of C?Jlflict between
such lines and plant locations, promptly notify Landscape Architect who shall arrange for relocatron f~r one or
other. Failure to follow this procedure places upon Contractor responsibility for (at his expen~e) making any and all
repairs for damage resulting from work hereuOOer.
Verification of dimensions: All scaled dimensions are approximate. Before proceeding with any work, Contractor
shall carefully check aOO verify all dirrlensions and quantities and shall immediately inform Landscape Architect ol
any discrepancy between Drawings, Specrftcations and actual conditio~s. No work shall be do~e in any area
where there is such a discrepancy, until approval for same has been given by Landscape Architect.
SCHEDULING/SEQUENCING
After soil has been prepared as called for in Section on soil preparation, rrigation system has been installed,
tested, and conditions are favorable to plant, Contractor shall request approval to start planting from Landscape
Architect.
Irrigation and landscape work may be done concurrently, however, planting work may not start in any section prior
to inspection and approval of rrigation work.
SUBSTITUTIONS
No substitutions from specified plant materials will be permitted, unless substitute materials are approved in
advance t,y Landscape Architect, and substitutions are made at no additional charge to Owner. If accepted
substitute materials are of less value than those indicated or specified, contract price will be adjusted in
accordance with provisions of contract.
SUBMITTAL$
Source of materials shall be furnished if requested by Owner or Landscape Architect. .
In addition to any other certificates specified, Contractor shall furnish a certificate with each delivery of bulk material
stating source, quantity, type of material, and that material confoons to Specification. These certificates shall be
submitted to Landscape Architect prior to start of maintenance periocl if required by Owner.
GUARANTEE AND REPLACEMENT
All plantings shall be guaranteed for time period specified in Planting Notes. Any material .not ~rowing properly .
during this period shall be replaced by Contractor within seven (7) days ol receipt of written .notice by Landscap~
Architect. Contractor's guarantee may be extended in cases where plants are slow to establish. If Contract?r_fads
to make replacements within the time limit, Owner may replace them at Contractor's expense after duly not1fyIng
him.
PART 2 -PRODUCTS
2. 1 PLANT QUANTITIES AND TYPES .
A. Plant materials shall be furnished in quantities and/or spacing as shown, or noted for each location, and shall be of
species, kinds, s,izes, etc., as symbolized and/or described in Plant Legend on Drawings.
2.2 PLANT MATERIAL ST/\1'1DARDS
Plant material indicatec(drawings and herein specified shall conform to following: . .
A. Nomenclature: Plant names listetl in Plant Legend conform to "Standard Plant Names" established by Amencan
Joint C0mmittee on Horticultural Nomenclature, except for names not covered herein, with which custom of
nursery is followed.
2.2 RISERS
A. Lawn heads: Use schedule 80 PVC risers with street ell swing joints per details.
B. Shrub heads: Use grey schedule 80 PVC risers with swing joints below grade per details. Risers height Is
measured from finish grade to top of riser. Risers shall be 1/2" diameter unless otherwise noted on Pans.
C. Slope heads: Stake risers of impact and gear driven rotor heads on slopes with number 6 steel reinforcing
bar, secure with adjustable stainless steel geared clamp to ensure stability.
2.3 SPRINKLER HEADS
Provide sprinkler heads shown on Irrigation Legend.
2.4 VALVES
A. Ball valves: Provide 125 psi rated valve (line size) shown on Drawings.
B. Quick coupler valves: Provide per Drawings and deliver to Owner when applicable:
a. Two keys for Jocked top;
b. Two couplers;
c. Two hose swivels.
C. Automatic and manual control valves: Provide per legend and details on Drawings.
2.5 DRIP IRRIGATION EQUIPMENT
A. Tubing:
1. DistribU1ion lines: 1/2" polypropelene black flexible line.
2. Outlet tubing: .125" I.D. polypropelene "spaghetti" tubing.
B. Emitters: Per Irrigation Legend.
C. Stakes: 4" polypropelene emitter stakes.
2.6 BACKFLOW PREVENTER
Provide backflow preventers shown on legend and install per details on Drawings.
2.7 AUTOMATIC CONTROLLER
A. Provide controller shown on legend on Drawings.
B. Control wires: 24 volt solid wire U.L. approved for drect burial in ground. Black #14 UF direct lead and
white #12 UF common ground, unless otherwise noted on plans.
2.8 OTHER MATERIALS
A. Backfill: Backfill trenches and excavations with local soil clean, free of rubbish and rocks over 2" diameter.
B. Plastic valve boxes: Provide green plastic valve boxes with lids for ball valves (round) and automatic
Control valves (2 per box maximum.) Place 6" depth of pea gravel at base of boxes.
C. Check valves: Provide spring in-line check valves (line size) per plan and as required to prevent low head
drainage.
D. Provide other materials not specifically described but required for a complete and proper installation as
selected by contractor subject to approval of Landscape Architect.
PART 3-EXECUTION
3.1 SURFACE CONDITIONS

LAYOUT
Layout work as accurately as possible to Drawings. Drawings, though carefully drawn, are generaRy
diagrammatic to extent that swing joints, offsets and all fittings are not shown. Site conditions will not
always permit locating piping, valves and heads where shown. This situation shall be brought to
tmmediate attention of Landscape Architect and relocation determined in joint conference. Contractor will
be held responsible for relocating any items without first obtaining Landscape Architect's approval and
shaft remove and relOC8te such items at RS own expense if so directed by Landscape Architect.
Where piping is shown on Drawings to be under paved areas but running parallel and adjacent to planting
areas, the intention is to install piping in planted area.
Minor changes in eQUipment location from location shown on Drawings shall be made as directed by
Landscape Architect at no additional cost to Owner providing such change is ordered before
commencement of work, cir work directly connected, and no additional materials are required.
TRENCHING AND BACKFILL
Perform all excavations as required for installation of Work included under this section, including shoring
of earth banks to prevent cave-ins. Restore all surfaces, existing underground installations, etc.,
damaged ot:cut as a result of excavations to or;ginal condition in manner approved by Landscape
Architect at no additional cost to Owner.

Automatic controller:

2. Connect remote control valves to controller in sequence corresponding to sequence indicated on
Drawings. Where two or more valves have same number, wire them together at controller. Do not
gro~ lawn and shrub heads on same station.
3. Electrical supply to point of connection shall be by others. Contractor shall provide "hard wire" splice
into existing junction box near controller location.
AutomaUc control wiring:
1. Install control wires, irrigation mains and laterals ·1n common trenches wherever possible.
2. Install control wi"es at least 18"' below finish grade And lay to side of mainline where possible. Wi'es
shall be a minimum of 1" from any pipe or filling except at tenninal points. Provide looped slack at
valves and snake wires in trench to allow for contraction of wire. Tie wife in bundles at 1(1 intervals with
plastic electrical tape.
3. Wire splices will be allowed only on runs more than 500 feet. Crimp wires together with awovect wire
connector and seat connection.
4. Provide separate sleeving from irrjgation lines for control wires beneath pavement. etc.
5. Wires shall be placed in grey schedule 80 PVC electrical sleeve from 18" below grade to controller at
controller location.
TESTING AND INSPECTION
Do not allow or cause any of work of this Section to be covered up or enclosed until it has been inspected,
tested; approved by Landscape Architect. Request presence of Landscape Architect at least twenty-four
(24) hours in advance of testing. •
Flushing of ptpe: Before backfilling mainline, with control valves placed but before lateral lines are
connected, completely flush and test mainline.
1. Repa, leaks.
2. Flush out eaCh section of lateral pipe before sprinkler heads are attached.
Testing:
1. Make necessary provisions to thoroughly bleed line of air and debris.
2. After valves have been installed, when welded plasttc joints have cured for at least 24 hdurs, test main
water lines for leaks at pressure of 150 psi for period of four hoLrS, with couplings exposed and pipe
sections centerloaded with sufftcient _amount of backfill to prevent arching or slipping under pressure.
Lateral lines shall be tested, with risers capped, for two hours under normal static presstJe.
3. Provide requ~ed testing equipment and personnel.
4. Repai° leaks, retest until acceptance by Landscape Architect.
Final inspection: Clean, adjust, balance all systems. Verify;
a. Heads are properly adjusted for radius and arc of coverage;
b. Installed system is workable, clean, efficient.
INSTRUCTIONS
Attach typewritten legend inside each controller door, stating areas covered by each valve.
After system has been completed, inspected, and approved instruct Owner or his maintenance personnel
in operation and maintenance of system.
MAINTENANCE
Maintain system for period indicated in Irrigation Notes, or length of planting maintenance period,
whichever is greater.

Apply water in sufficient quantities, and as often as seasonal conditions require to keep the ground moist at an
times to the depth of the root system of grass and planting.
PROTECTION
Contractor shall carefully and continuously protect areas included in contract; including plant materials, fences,
supports, etc., until final acceptance by Landscape Architect.
CLEAN UP
Upon completion of Work in this Section, remove rubbish, trash, and debris resulting from operation. Remove
disused equipment and implements of service and leave entire area involved in a neat acceptable condition such
as to meet approval of Landscape Architect.
MAINTENANCE
Maintain all planting areas in a vigorous, thriving condition by watering, cultivating, spraying, washing off walks, and
any -Other necessary operations during the entire period of installation and until final acceptance by Landscape
Architect.
Calender: Maintenance period shall be calculated from final acceptance by Landscape Architect.
Improper maintenance which may cause the poor condition of planted material at termination of the scheduled
contract period will cause postponement of final acceptance of work. Maintenance of all areas shall continue at no
additional cost to Owner until all work is accepted.
AH areas shall be kept free of debris and all areas shall be weeded and cultivated at intervals of not more than ten
(10) days atter any area has been completed.
The Landscape Contractor shall be responsible for maintaining adequate protect;on of all areas. Damaged areas
shall be repaired immediately at the Landscape Contractor's expense.
Post fenilize all areas after thirty (30) and ninety (90) days of maintenance with twenty (20) pounds per 1,000
square feet of post-planting fertilizer.
After thirty (30) days, all weeds shall be removed by hand after watering to assure root removal. Application of ~
Dymkf and Treflan or equal pre-emergence weed control shall be applied when in opinion of Landscape Architect'
project is infested with weed seed and further weeding will become and unnecessary burden to Owner.
H. Contractor shall call for an inspection after each thirty (30) days of maintenance.
I. Maintenance shall continue for period specified on Planting Notes.
