Scope of Work:
1. Interior Remodel 1519 SF including a full kitchen remodel. Replacing
all existing kitchen cabinets, relocating appliances, modifying lights,
switches and power outlets.
2. Removal of non-bearing partition walls in kitchen, dinning room and
Bedroom #2, bathroom and master bedroom.
3. Replace existing aluminum windows with new "replacement" vinyl
windows where indicated on the floor plans. On the rear of the house,
windows and doors will be replaced with "new construction" vinyl
windows. Adding one new window in kitchen. Enlarging window in master
bath.
4. Window in the dining room will be in filled -frame in opening, drywall
interior, stucco exterior, insulate.
5. Remodel fireplace by removing wood mantle and changing the hearth
and surround.
6. Double doors in the entry hall to be removed and the wall in filled-new
framing, drywall, all paint.
7. Hall bath to have soffits removed, plumbing fixtures to be replaced with
new in the same location-new paint, electrical fixtures, fans, switches and
outlets.
8. Master bath to have soffits removed, replace existing spa tub with new
door -less shower, other plumbing fixtures to be replaced with new in the
same location. New paint, electrical fixtures, fans, switches and outlets.
9. Upgrade existing electrical service to 200 AMP
10. New hot water recirculation system
11. New water filtration system and new copper piping to replace existing

Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state
laws regulating energy conservation, noise attenuation and disabled access. This plan review
is based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. The approval of
the plans does not permit the violation of any state, county or city law.

1. Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
2. All sheets of plans must be signed by the person responsible for their preparation.
(California Business and Professions Code).
3. Note 11 on A-6 refers to an appliance schedule and plumbing plan, neither of which made
it on the plans. Please provide.
4. Glazing in the following locations should be shown on the plans as safety glazing material
in accordance with Section R308.4 (see exceptions):
a) Glazing in doors.
b) Glazing adjacent to a door where the nearest exposed edge of the glazing is within
a 24-inch arc of either vertical edge of the door in a closed position and where the
bottom exposed edge of the glazing is less than 60 inches above the walking
surface. Exceptions:
i) Glazing in walls on the latch side of and perpendicular to the plane of the
door in a closed position.
ii) Glazing that is adjacent to the fixed panel of patio doors.
• MECHANICAL
5. The plans do not reflect if island cook-top is gas or electric (no propane allowed). If gas -
then foundation plan should reflect under ground (ug) electric and detail and reference
u/g gas line /sleeve/vent/access to exterior and if down draft then u/g exhaust ducts etc.
Verify exhaust duct /access terminations will not adversely affect any shear walls/sill
plates.
• ELECTRICAL
6. Show on the plan the amperage of the electrical service and the location of any
sub-panels.
7. Note on the plans that receptacle outlet locations will comply with CEC Article 210.52(A}.

8. Include on the plans the following specifications for electrical devices installed in
dwellings: CEC Article 210 & 406
a) Tamper resistant receptacles for all locations described in 210.52 (i.e., all
receptacles in a dwelling).
b) Weather resistant type for receptacles installed in damp or wet locations (outside).
c) Arc-fault protection for all outlets (not just receptacles) located in rooms described
in NEC 210.12(B): Family, living, bedrooms, dining, halls, etc.
d) GFCI protected outlets for locations described in NEC 210.8: Kitchens, garages,
bathrooms, outdoors, within 6' of a sink, etc.
9. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C):
In kitchens a receptacle outlet shall be installed at each counter space 12 inches or
wider; Receptacles shall be installed so that no point along the wall line is more than 24
inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at
least one receptacle. (Counter top spaces separated by range tops, refrigerators, or
sinks shall be considered as separate counter top spaces).
10. Per CEC Article 210.11 (C)3, note on the plans that bathroom circuiting shall be either:
a) A 20 ampere circuit dedicated to each bathroom, or
b) At least one 20 ampere circuit supplying only bathroom receptacle outlets.
11. Show on the plans a wall receptacle within 36" of each lavatory in the bathroom. CEC
210.52(0) & E3801.6.
12. Show at least one wall switch-controlled lighting outlet to be installed in every habitable
room; in bathrooms, hallways, stairways, attached garages, and detached garages with
electric power; and at the exterior side of outdoor entrances or exits. At interior stairways
show 3-way switching for lighting outlets at each floor level where there are six or more
steps. CEC Article 210.?0(A).
• ENERGY CONSERVATION
13. Show on the plans compliance with the residential energy lighting requirements
(Mandatory requirement):
a) In the kitchen at least one-half of the wattage rating of the fixtures must be high
efficacy with non-high efficacy fixtures switched separately. Note: Approximately
¾ of the fixtures will be required to be of the high efficacy variety.
b) In bathrooms. garages. laundry rooms. and utility rooms all fixtures must be high
efficacy style or be controlled by a vacancy sensor.
c) All other rooms require any installed fixtures to be high efficacy or be controlled by
a vacancy sensor or dimmer. (Closets under 70 square feet are exempt).
d) Outdoor lighting fixtures that are attached to a building are required to be high
efficacy or controlled by a combination photo-control/motion sensor.
Note: Generally a high efficacy style of fixture is fluorescent, complete with electronic
ballasts. Regular incandescent, quartz halogen and halogen MR lamps do not comply.

14. Residential ventilation requirements:
• Kitchens require exhaust fans (either intermittenU100 cfm or continuous/5 air
changes/hour), ducted to the exterior. Detail compliance by including a complying
exhaust fan or a ducted range hood to the exterior. Note: CFM and noise rating
("Sone") must be specified on the plans.
• Bathrooms require exhaust fans (minimum 50 cfm) to be ducted to the exterior. Note:
CFM and noise rating ("Sone") must be specified on the plans. A bathroom is defined
"as a room with a bathtub, shower, or spa or some similar source of moisture".
• Residential bathroom exhaust fans shall be energy star rated and shall be control by
a humidistat capable of an adjustment between 50 and 80% humidity. CalGreen
4.506.1. Exception: Control by a humidistat is not required if the bathroom exhaust
fan is also the dwelling whole house ventilation.
• All fans installed to meet the preceding requirements must be specified at a noise
rating of a maximum 1 "Sane" (for the continuous use calculation) or 3 "Sane" (for the
intermittent use calculation).

has been addressed, i.e., plan sheet, note or detail number, calculation page, etc.
