Our investigation was undertaken on October 25, 2007 in the presence of Mr. Will Hauser Wood (owner) and Mr. Andy Fairbanks ofTriskell Restoration. Our investigation was limited to the garage area affected by car impact and it did not include other areas of the residence. We understand that the tree impact damage occurred on or around October 21, 2007. The intent of the site visit was to investigate the extent of the structural damage resulting from the tree impact and, if necessary, to develop preliminary repair or replacement recommendations for observed damage for the limited purpose of assisting in your claims processing activity. Building Description: The subject residence is a two-story wood-framed duplex with two two-car garages and we understand that it was originally constructed around 1979. The garages are one-story in height and they constructed with a wood-framed roof supported by wood stud walls. The structural system of the garage consists of a wood roof that is supported by wood framed walls. The roof consists of plywood sheathing over skip sheathing on top of conventionally framed 2x6 wood rafters that are spaced 16 inches on-center. There is a 4x 12 timber beam over the large door opemng. AAA -Automobile Club of Southern California Hauser Residence -Tree Impact Damage October 30, 2007 Page 2 of5 Observations: Our investigation was limited to the garage area affected by car impact and it did not include other areas of the residence. The following is a list of our observations: I. The wood framed rake at the front (south) wall is damaged as a result of the tree impact. We estimate that approximately 12 feet of the rake framing has been damaged. 2. There is a stucco crack over the garage door that appears to have caused by the tree impact. 3. Portions of the roofing have been affected by the tree impact and may have been damaged. 4. The roof framing, except as noted in item I, appears to have been unaffected structurally by the tree impact. In addition, the wall framed walls, concrete slab, and concrete foundations appear to be unaffected structurally by the tree impact. Recommendations: To repair the observed damage resulting from the car impact, we have the following recommendations: I. Replace the damaged portion of the rake framing at the front ( south) wall in like kind. On October 28, 2007, we spoke with Mr. Mike Peterson of the City of Carlsbad. Mr. Peterson informed us that this project should not require repair drawings and details and the contractor could simply remove and replace the damaged framing. We should note that the repair work will require a permit. 2. Patch the stucco crack over the door opening. Alternatively, locally remove and replace the stucco at this area. 3. The contractor should evaluate the roofing and determine if a portion or portions of roofing should be replaced or repaired. Closure: Our professional structural engineering services for this investigation have been provided for the confidential use of our client (AAA -Automobile Club of Southern California). No opinion or warranty about the general or specific condition of the property as affects the owner or prospective future owners or other interested parties is given, expressed or implied. Authorization for use of this report is reserved pending our written approval as a mutual protection to our client, the public and ourselves. Before any repairs, alterations, or modifications are initiated, the services of a qualified construction professional should be obtained to develop appropriate construction procedures.
