ViaSat Bressi Ranch Campus: Engineering Standards Driveway
Width Variance at Southernmost Town Garden Road Driveway
It is being requested that a driveway width variance be granted for the ViaSat Bressi Ranch Campus,
which proposes a 42' driveway width for a combined delivery truck/vehicular access driveway at the
southernmost driveway on Town Garden Road. According to the City of Carlsbad Engineering
Standards, Volume 1, General Design Standards, 2016 Edition (Design Standards), Chapter 3.15, the
maximum driveway width for commercial development is 40 feet. The increased width is requested in
order for trucks to access the development, enabling a wide sweep into the service yard area of building
14, and subsequent back-in to the dock area.
In determining the necessity for this variance, please note, under Chapter 3.18 of the Design Standards:
Circumstances surrounding the truck turn dictate a wider width for this driveway, ensuring
safety of the trucks entering the site to not block outgoing traffic from the site, nor delay
traffic navigating Town Garden Road in the travel lanes, both northbound and southbound
Drainage patterns will not be affected by this variance and are accounted for in the drainage
and water quality design of the site.
The proposed driveway width does not conflict with existing or future traffic and parking
demands (parking not applicable) and pedestrian or bicycle use as pedestrian access will be
maintained across the driveway. Bicycle use along Town Garden Road is not affected.
The granting of this variance is not detrimental to public welfare as it will allow traffic
uninhibited access to the site by way of the additional 2' of width.
The granting of this variance does not affect the general plan.
Please see the attached truck turn exhibit (Sheet C-14 of the TPM), presenting the truck turns at this
driveway location, showing that a 42' width is desirable and necessary to enable the most restrictive truck
turns at this location.
