Present California law mandates that construction comply with the 2013 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2012 IRC, 2012 IBC, 2012 UPC, 2012 UMC and 2011 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2012 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy} where each correction item has been addressed, i.e., plan sheet number. specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. Verify final sets of architectural sheets will be signed by designer and that the structural sheets and any new calculations will be stamped and signed by engineer of record also. Architectural sheets were not signed. 3. Indicate on the Title Sheet of the plans the name of the legal owner and name of the person responsible for the preparation of the plans. Section R 106.1.1. 4. Specify on the Title Sheet of the plans the gross floor area of each element of this project, including 580 sq ft remodel. 5. Note on the plans that prior to final inspection the licensed contractor, architect or engineer in responsible charge of the overall construction must provide to the building department official written verification that all applicable provisions from the Green Building Standards Code have been implemented as part of the construction. CGC 102.3. Could not locate this note. 6. The existing floor plan and proposed floor plan are the same in various areas. For example the existing 2nd floor plan on A-2 is reflecting the demising wall between bedrooms and new door to bedroom on the left. 7. Please note sone level for exhaust fan (maximum 3). 8. In bathrooms,_at least one fixture shall be high efficacy and all remaining fixtures shall be high efficacy or be controlled by a vacancy sensor . Sheet A3 is reflecting all lighting to be on vacancy sensors. 9. Please label detail 6 on SD1. 10. The plans/calculations did not address the 5 1 /2 ft opening required for pocket door leading from master bedroom to master bath. This is bearing wall per S-1. Verify load path to foundation below. See details on elevations and special inspection on SN1 for example. 12. Details 5 &6 on SD1 are reflecting shear but no shear called out. 13. Detail 5 /SD1 states beam per plan but no beam called out. 14. Framing plan on S1 states rebuilt existing walls at corner of closet. If rebuilding walls then how are rafters to remain existing? 15.
