We are hereby requesting a discretionary permit revision for the above referenced property, the details
of which are outlined below. There are 3 minor changes from the original plan:
1) Total square footage increase by 7 sq ft, from 2,323 sf to 2,330 sf
2) Building location on lot to shift 2'5" east, no significant change in overall footprint of plan
3) Peak height of sloped sawtooth roof to increase from 16'2" to approximately 17'10"
The above changes are requested due to structural elements that were not previously identified during
the preliminary planning stages.
Change 1) The increase of 7 sf from 2,323 sf to 2,330 sf is a correction of the original calculation which
was erroneous due to a rounding error.
Change 2) As plans are being finalized, the original plans are being modified as the structural engineer
has added a support column outside and adjacent to the existing building (See table 2) as a way to
accommodate earthquake safety codes. As the safety code requires, the location of this support column
will be up to 6" away from the existing building. Accordingly, to keep from adding additional square
footage to the building (i.e. without changing the footprint of the new proposed structure), we are
shifting the new structure 2'5" eastward from its original placement (See tables 1 and 2). The 2'5" is the
6" distance plus the width of the footing for the column. This movement results in adding a minor
exterior wall to attach the new building to the existing structure.
Change 3) The purpose of the sawtooth roof, in addition to visual impact, is to allow natural light into
the gallery and work space. Due to the structural support beams of the roof that run west to east, at its
current height there is insufficient surface area in the vertical face of the middle sawtooth to fit glass
windows in this area. We propose increasing the slope of the roof height at its peak up to the maximum
allowable under this review. To maximize the area created for windows but to stay within the
consistency requirements, we are requesting an increase of approximately 1'8", up to a total height of
approximately 17'10". (See table 3).
