In accordance with your request, this letter addresses the design of area drains
adjacent to proposed residential buildings in the development of Lots 29 to 32 of
Carlsbad Tract CT-02-15 in the Bressi Ranch area of Carlsbad, California. Based on our
current understanding of the exterior drainage and landscape plans, we take no
exception to the use of area drains within 5 feet of the building footprint provided the
following notes are added to the precise grading and building foundation plans:
1. The ground surface surrounding area drains within 5 feet of buildings should be
sloped at least 2% towards the area drain Inlets.
2. Footings within 5 feet of an area drains inlet and/or associated piping should be
deepened at least 12 below the invert elevation.

The conclusions and recommendations presented in this letter are based in part upon
data that were obtained from a limited number of observations, site visits, excavations,
samples, and tests. Such information is by necessity incomplete. The nature of many
sites is such that differing geotechnical or geological conditions can occur within small
distances and under varying climatic conditions. Changes in subsurface conditions can
and do occur over time. Therefore, the findings, conclusions, and recommendations
presented in this report can be relied upon only If Leighton has the opportunity to
observe the subsurface conditions during grading and construction of the project, in
order to confirm that our preliminary findings are representative for the site.
