The installed seepage pit shall be able to absorb a quantity of

five (5) times the liquid eapacity of the septic tank.

This office has reviewed the pre I iminary proposed development plan with •.
respect to serving the property with a septic tank system. It is our
understanding that only Phases I and 2 are proposed to be served with sep-
tic systems. Phase 3 wt II not be developed until publ le sewers are avail-
able. Due to the current sewer moratorium In effect in the City of Carls-
bad, the required site development plan and bui_ldlng permits cannot be •
processed unless an acceptable alternative to the publ le sewer ls available
to serve the proposed development,
With regard to the use of a SHptlc tank system as an alternative to the pub-·
I le sewer, this office recommEmds that the appl !cation for a septic tank
system be processed In a normal manner with the usual requirements and with ..... , ..

I. Occupancy type and maxlmu~ area of the proposed buildings shall be lim-
ited to: Phase I, professional office bul I ding -6,000 square feet
Phase 2, professional office bu.I I ding -4,000 square feet .
2. The flow for the design of the septic tank systems shal I be set at not
less than 900 gallons/day for Phase I and 600 gal Ions/day for Phase 2.
3. The proposed office occupc1ncles shal I be I lmlted to those uses that gen-
erate minimal domestic sewage flows, and, speclflcal ly, no restaurant-
. type fac 11 I ty or Intense water use sha 11 be a 11 owed.

bu I Id Ing construct I on to serve: the deve I opment at such t I me as connect I on
to the publ·lc sewer Is authorized by the City. Prior to the Issuance of
a building permit for either Phase I or Phase 2, the City wlll require
consolldatlon of the existing lots Into one lot.
