BERMAN HYDROLOGY
The subject property is an existing single family lot with the home and all
improvements to the lot completed. The house is located at 8042 Paseo
Avellano. It was fully landscaped in the front and back yards. The original
construction of the lot provided 3" drain pipe outlets at the street curb. This
allows the homeowner to connect their landscape drainage pipes to this pipe.
The owners of the property have decided to remove their rear yard concrete
patios and construct a pool, cabana and associated flatwork and walls.
To accommodate the drainage for the new improvements I have shown multiple
area drain locations and their respective drain pipes. These drain pipes will tie
into the drain pipes initially installed for the lot. The drainage is set up so if the
pipes were to clog, water would ultimately sheet flow to the street before it got
into the house. As a third precaution, I have called for an in-line grate inlet at the
connection of the 4" pipe to the 3" street outlet pipes. In case the 3" outlet pipe
to the street were to fail, the drainage waters could still flow out of this
inlet/outlet.
