Per city policy, specify the roofing material to have a Class A fire classification. AS. Guardrail connection detai ls on the plans are incomplete. Guardrai l connections shall be designed to resist a point load of 200 lb. located at the top. CRC Table R30 1.5 Provide complete connection hardware, information, etc. on the plans. A6. For the F AU shown in the attic space, address the following requirements: a) An access through an opening and passageway at least as large as the largest component of the appliance, 22-inch x 30-inch minimum. CMC 304.4 b) A passageway from the access to the appliance. Passageway shall have solid flooring not less than 24-incbes wide. CMC 304.4.2. c) A 30-inch x 30-inch platform shall be provided in front of the service side of the appliance. CMC 304.4.3. d) A light fixture and convenience outlet shall be provided near the appliance. Switch controlling the light fixture shall be located at the entrance to the passageway. CMC 304.4.4 ELECTRICAL COMMENTS: El. Note on plans: Per city policy, wiring is not permitted on the roof of a building and wiring on the exterior of a building requires approval by the Building Official. PLUMBING COMMENTS: PI. Overflow roof drains shall terminate in an area where they will be readily visible and will not cause damage to the building. If the roof drain terminates through a wall, the overflow drain shall terminate 12" minimum above the roof drain. City Policy 84-35 P2. CPC 408.6 d) Show the location of the shower head and control valves. Controls for the showerhead shall be located on the sidewall of the shower compartment so that the showerhead does not discharge directly at the entrance to the compartment per CPC 408.9. P3. Provide the following dimensions on the plan for the water closets per CPC 402.5: a) Side clearances -15" from the center( ine of the water closet to the walls b) Front clearance -24" in front of the water closet. P4 . New tankless water heater is proposed, per the provided energy report. Address the following comments: a) Show location of the new water heater on the plans. b) Provide manufacturer's specification for the water heater. Ensure selected water heater is adequately sized for the building use. c) Provide specifics on how combustion air is provided to the water heater. Please be advised, tankless water heaters require significant amount of air volume for combustion air per CMC 70 I .4. Alternatively, direct vent type water heater should be specified and noted on the plan. d) Tankless water heaters typically require significantly more gas than a storage type water heater. On the plan, show one of the following: i) Provide a dedicated gas line from the gas meter to the water heater. Refer to CPC 1216.3 or the manufacturer's installation manual for minimum gas pipe sizing. ii) Provide an isometric of the gas line with the gas demand of all existing and proposed gas appliances and the size and length of all pipe segments.
