Notice of the time and place of the hearing on the above application.
was given as required by the Zoning Ordinance, and a hearing on said
application was scheduled for November 26, 1968, by the Commission.
Facts resulting from the staff investigation are:
l. Applicant desires to develop a deluxe mobile home park
containing 438 units on approximately 75 acres.
2. Density would be approximately 6 dwelling units per acre.
3. The proposed development will remain in orie ownership
and would not be a "lot sales" park.
4. ·The proposed site is level, there is a stream which runs
through the middle of the property. El Camino Real is
to the South, proposed Agua Hedionda Drive is adjacent to
the north property line and the Sintarosa Golf Course is
adjacent to the Southeast boundary.
5. The Mobile Home Park would constitute a logical use of
the property and the Planning Department recommends appro-
val of the proposed plan subject to the following require-
ments.
a. That~all structures and recreation facilitites shown on
the plot map entitled "Rancho Carlsbad" be constructed
in conformance with the plans and elevations submitted
by the applicant and entitled Exhibits A, B, C ~nd D.
b. That a landscape and sprinkler plan be submitted to
the City of Carlsbad Planning Department for approval
prior to construction.
c. That a decorative six foot (6') high masonry block wall
be constructed on all boundary lines ~xcept the East.
property lines which bear North and South, on which a
six foot (6') high grape stake fence shall be constructed
and the Southeast property line which bears N 29-37-22 E.
d. That a 15 foot (15') setback line be established along
the East property line.
e. That the development of the proposed Mobile Home Park
be subject to all requirements of the City Ordinances
and City Engineer's pertaining to public improvements.
