Reason Housjjlg and Redevelopment Director Signature/Date: CD DirectorJnitials/Date: CONDITIONS OF APPROVAL: This permit serves as both the regular redevelopment permit as well as the coastal development permit for the subject project (conversion of auto body to retail). The conditions are as follows: a. There shall be no display, or storage, of retail items within the parking lot area of the site. The parking lot shall remain clear of all obstructions at all times and be available for customer parking during store hours. b. The applicant/property owner shall install all landscaping as shown on the approved plans, and maintain all landscaping in a healthy and thriving condition, free from weeds, trash and debris. c. The project's discretionary sign permit is approved as part of this redevelopment/coastal development permit. Any changes to the signs shall require prior written approval from the Housing and Redevelopment Director. This approval shall become null and void if building permits are not issued for this project within 12 months of the date of project approval. e. The project shall comply with the latest non-residential disabled access requirements pursuant to Title 24 of the State Building Code. Environmental Review Determination: The activity is covered by the general rule that CEQA applies only to projects which have the potential for causing a significant effect on the environment. It has been determined by the Planning Department that the project/activity will have no significant effect on the environment, the activity is then not subject to CEQA (CEQA: The Guidelines, Article 5, Section 15061(b)(3))
