RE: ADMINISTRATIVE REDEVELOPMENT PERMIT (96-06)
Dear Ms. DuShaune:
On January 23, 1997, the process was completed to allow fmal approval of your
application for an administrative redevelopment permit (96-06) for the addition to a
single family home located at 3225 Tyler Street. In order for you to obtain your permit,
you must submit payment of a total of $169.74 to the Housing and Redevelopment
Department located at 2965 Roosevelt Street, Suite B. Please provide payment in the
form of a check or cashier's check made payable to the City of Carlsbad. The
Redevelopment Office is unable to accept a cash payment at this time.
You will need a copy of your redevelopment permit in order to obtain the required
building permits for the subject addition to the single family home. Therefore, it is
important that you pay the noted fees as soon as possible and obtain a copy of the permit
in order to complete the building permit process. Please note that you now must obtain
the appropriate building permits in order to continue construction on the proposed
addition.

Re: Administrative Redevelopment Permit # 96-06, Dushaune addition
I have reviewed the above mentioned application and hereby offer the
following suggestions or comments to the project.
• The Project is supported, however it appears that an extensive plan
for redevelopment ofthis lot is proposed. The developer should
consider an approval of the entire project with various phases to not
limit the full potential of the proposed development. That is, we have
reviewed the small addition requested but have not considered ifthe
total project can be supported.

• Based orj^the proposed additionjit appears that drainage area fees
will be required at the time of development. The standard condition
that the applicant shall be responsible for all applicable fees will cover
this issue. As an advisory statement only we thought we would let you
know. The drainage area fee for this site (high runoff potential, basin
"B") is $5,532.00 per acre.
I have attached the preliminary site plan with red-lined comments to
better relay our comments and suggestions. If you need additional
information or assistance, please contact this office.

RE: ADDITION TO SINGLE FAMILY HOME, 3225 TYLER STREET
Dear Pete:
Enclosed please fmd the application forms you will need to complete to process a minor
redevelopment permit for the addition you are proposing to the single family home located at
3225 Tyler Street withm the Village Redevelopment Area. You will need to submit a site
plan as well as elevations which show what the addition will look like when it is complete.
The site plan must contain the general mformation noted on the application checklist
(enclosed with this letter).
Please also read the ordinance regarding nonconforming uses. Since the single family home
located at 3225 Tyler Street is a nonconforming use due to current approved land uses for the
area, expansion of the home is limited by this ordinance (Section 21.48 of the Carlsbad
Municipal Code). Your addition(s) to the home must be consistent with this ordinance in
order to receive a recommendation for approval from staff. Before completing your
application, therefore, it is important for you to review this ordinance to ensure compliance.
As we discussed, you will need to obtain a minor redevelopment permit before you may
process any building permits for the addition to the single family home. You may not
continue work on the project until all required permits are approved by the City. Also, as
indicated, this process takes an average of three (3) months. However, if your proposed
project is in compliance with existing codes, every effort will be made by the Redevelopment
Agency to process your minor redevelopment permit as quickly as possible. Your application
with appropriate exhibits must be submitted to the Community Development Counter located
at 2075 Las Palmas Drive. With your application, you will need to pay fees of approximately
$200.
