Re: APPLICATION FOR VARIANCE Off-street Parking Requirements Located at 7175 Alicante Road
Dear Mr. Goodwin:
In compliance and pursuant to your telephone conversation with Mi. J. Angel In0 of this office please accept the following and attachments as my clients request for a variance to allow the
parking of their recreational vehicles in their “required front yard.”
I cite Carlsbad Municipal Code 0 21.44.060(2)(i)(ii)(iii) as my client’s basis for this request.
I am enclosing a schematic prepared by Mi. Stanojevic of the property, which includes
measurements ofwhere the recreational vehicles currently sit and the amount and size of the side and back yards.
Although you related that view was not really a concern, photograph 1 [marked on back]
shows the front of my client’s home. As you can see the recreational vehicles in question can not
been seen from as close as across the street.
The second photograph #2 taken from down the street ofthe home also show that the vehicles
do not pose any traffic problems as they are clearly out of the way of tr&c and in addition, pursuant to the measurements taken by Mr. Rudinger they also are not on the City easement of 10’.
Photograph #3 is provided to demonstrate that the subject recreational vehicles do not pose
a sight obstruction to any traffic in any direction on Alicante.
Photograph # 4 shows the landscaping [Carlsbad Municipal Code $21.44.060(i)] currently located at the north side of the property. This is one side yard. Please be advised that in addition to such landscaping there is a slope which is approximately 10’ in height. In order to utilize this area for recreational vehicle parking it would entail not only destroying landscaping worth approximately
$10,000.00 but substantial earth movement, grading and the asphalting of the ground. Even if this were to occur, there would be not enough room for both recreational vehicles to be parked there.
Photograph #5 shows again that there is no sight obstructions caused by the recreational
