HomeMy WebLinkAboutAV 01-13; Naser RV Variance; Administrative Variance (AV)- City of Carlsbad June 18,2001 Mr. Bashar Naser 7103 Columbine Drive Carlsbad, CA 92009 SUBJECT: REQUEST FOR PERMISSION TO PARK A RECREATIONAL VEHICLE IN THE FRONT YARD SETBACK AT 7103 COLUMBINE DRIVE The Planning Director has completed a review of your request to park a recreational vehicle in your front yard setback, pursuant t.0 section 21.44.060 of the Carlsbad Municipal Code. After careful consideration of the circumstances surrounding this request, the Planning Director has determined that the findings required for allowing the parking of a recreational vehicle in the front yard setback can be made and therefore APPROVES this request based on the following findings. Findings: 1. 2. 3. That parking in or access to the side yard would require structural alteration to the existing residence or would require the removal of significant or unique landscaping in that the south side yard is inaccessible due to the placement of the existing single family residence and mature landscaping. That parking in or access to the side or rear yard would require extensive grading in that the north side yard slopes upward to the neighboring single family home and substantial grading would be required to allow access to the side or rear yard. That allowing the recreational vehicle in the front yard setback will not interfere with traffic on the street or sidewalk or encroach into the street and utility right of way or interfere with visibility to or from any street in that the recreational vehicle will be parked as far behind the property line as possible and will be substantially screened behind existing landscaping. The recreational vehicle will be parked as close as possible to the existing structure, minimizing its visibility to the greatest extent possible. City of Carlsbad ~ MICHAELY.
