HomeMy WebLinkAboutAV 01-15; Simes RV Variance; Administrative Variance (AV)- City of Carlsbad June 12,2001 Mr. Leonard Simes 6731 Antilope Street Carlsbad, CA 92009 SUBJECT: Request for Permission to Park a Recreational Vehicle in the Front Yard Setback at 6731 Antilope Street The Planning Director has completed a review of your request to park a recreational vehicle in your front yard setback, pursuant to section 21.44.060 of the Carlsbad Municipal Code. After careful consideration of the circumstances surrounding this request, the Planning Director has determined that the findings required for allowing the parking of a recreational vehicle in the front yard setback can be made and therefore APPROVES this request based on the following findings. 1. That parking in or access to the side yard would require structural alteration to the existing residence or would require the removal of significant or unique landscaping in that the south side yard is inaccessible due to elevation changes and mature landscaping, thus preventing access to the rear yard. Additionally, the distance between the north side of the structure and the cinder block wall and slope is only 7.5 feet. Therefore, it is not possible to park a recreational vehicle in the side or rear yards. 2. That parking in or access to the side or rear yard would require extensive grading in that the south property side yard slopes downward to the street and the north side yard slopes upward to the adjacent property. 3. That allowing the recreational vehicle in the front yard setback will, not interfere with traffic on the street or sidewalk or encroach into the street and utility right of way or interfere with visibility to or from any street in that the recreational vehicle would be substantially screened behind existing landscaping and the existing north side yard slope. Although the subject site is a corner lot, the recreational vehicle would be parked no closer than 87.5 feet from the street corner, allowing adequate site distance.
