The project still has issues that must be addressed. The following is a list of these issues: 1. Submit a current preliminary title report and plot any easements listed in the report. All items needed for engineering review are provided for determining the application as complete. Engineering issues which need to be resolved or adequately addressed prior to staff making a determination on the proposed project are as follows: I. Provide a letter from a registered soils engineer authorizing the narrow side yard setback of three feet. City Standards (GS-15) require a five-foot distance at 2% positive drainage between the building foundation and drainage swale. Two percent positive drainage two feet from the property line is also required. The soils engineer shall provide recommendations to mitigate any potential impacts to the foundation. 2. Plot the outline of the roof overhang. Drainage shall not discharge onto the neighbor’s property. Roof drains may be necessary and should be shown on the plan.
