Subject: Administrative Variance No. 83-4, Request to Reduce a
rear-yard setback from 15 feet to 12 feet at 3295
Westwood Drive.
The Land Use Planning office has completed a review of your
application for an Administrative Variance at 3295 Westwood
Drive.
After careful consideration of the circumstances surrounding
this request, the Land Use Planning Manager has determined that
the four findings required for granting an Adminstrative
Variance cannot be made and, therefore, denies this request
based on the following findings:

There are no exceptional or extraordinary circumstances or
conditions applicable to this property that do not generally
apply to other property in the same vicinity and zone since several other lots on the block have the same width and
depth. In addition, you could easily construct an addition
to your home without building within the setback area.
That the requested variance is not necessary for the
preservation of a substantial property right possessed by other property in the same vicinity and zone, since others , in the area have not built within the required setback area.
You may appeal this decision to the Planning Commission through
a written request, with payment of a $50.00 processing fee. The appeal will be placed on the next available Planning Commission
meeting.
