City of Carlsbad 1200 Elm Ave. Carlsbad, CA. 92008 Re: Variance on 1320 Knowles Ave. Dear Ms. Fitzgerald, February 23, 1986 RECEIVED We have investigated the possibility of obtaining 5' from adjacent neighbors. Unfortunately there is simply not 5' available. The house west of ours is just 5' off of our common property line. The land east of ours is 121' wide; barely wide enough to split into two standard lots. The neighbor would not be willing to sell 5'. We feel the variance would solve this problem, as the sub- division PM 479 created the unequal size parcel, by today's standards. Please review this parcel map to get a better idea of the creation of this 55' wide lot. There is one other lot three houses west of ours that is 56' wide. On the south side of Knowles Ave. there are two lots less than 60' wide. We will agree to use the same minimum setbacks required for a standard lot.
