The lot is an irregular shape whlch affords a small rear yard. The neighbor directly to the rear of my property 1s thirty feet below me nn another street. The bank of his property nas a 2-1 slope and is covered with five eucalyptus trees and ground cover. The level portion of his rear yard is shaded with five coral tree&. The property S/W and adjacent to me has the rear corner of the house within lo! of the rear property line. Because of the trees and topography of my property the only property that would have a view of the lanai would be adjacent to the N/E, and there is a bushy fifteen foot pine tree on this corner of his lot that cuts off any direct view. b) The variance would allow us a lanai which would break up the direct rays of the sun in summer and afford an area for hanging plants.
