Collins 23413 Everett Place Ramona, California 92065 SUBSECT: ADMINISTRATIVE VARIANCE NO. 88-4 - Request for the construction of a 48 square foot room addition that would encroach three feet into the front yard setback. Dear Robert : .The Planning Director has completed a review of your application for an administrative variance at 2005 Cordoba Place. After careful consideration of the circumstances surrounding this request, the Planning Director has determined that the four findings required for granting an administrative variance can be made and, therefore, APPROVES this request based on the following findings and conditions. Findinas: 1. 2. 3. There are exceptional or extraordinary circumstances or conditions applicable to the property or to the intended use that do not apply generally to the other property or class of use in the same vicinity and zone because the house is oriented with the front yard setback on the outside bulb of a knuckle; whereas the house across the street is in the same location but has been oriented sideways and only maintains approximately a 12 foot setback from Cordoba Place. The requested variance is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone but which is denied to the property in question because many other homes in the vicinity were also constructed with the roofline extending four feet from the house with decorative posts making a porchlike structure. Many of these structures have been removed to enlarge the living rooms. The granting of this variance will not be materially detrimental to the public welfare or injurious to the Page 2 property or improvements in the vicinity and zone in which the property is located because the room addition will enhance the front of the house by following the existing roofline. The slight encroachment into the front yard setback will not impede sight distance or encroach into the right-of-way. There are other homes in the area that are situated closer to the street. 4. The granting of this variance will not adversely affect the comprehensive General Plan because the room addition is only 48 square feet so density will not be increased, nor will any additional public facilities be needed. Conditions: 1) Approval is granted for AV 88-4, as shown on Exhibit IIA1', dated January 14, 1988, on file in the Planning Department and incorporated herein by reference.
