HomeMy WebLinkAboutAV 91-04; Shores Lot Split; Administrative Variance (AV) (4)May 28, 1991 Mr. Jeffrey Mitchell O’Day Consultants 7720 Avenida Encinas, Suite 204 Carlsbad CA 92009 RE: AV 91-04 SHORES RESIDENCE Dear Jeff: On May 28, 1991 , I visited the Shores residence at 5305 Carlsbad Blvd. I met Mrs. Shore and was given a tour of the site. In the area where the applicant is requesting the reduced front yard setback, exists a carport that covers the proposed front yard setback and extends over the proposed property line for the minor subdivision. Carlsbad Zoning Ordinance 21.1 0.050(1)(A) states that no building shall occupy any portion of a required yard. The Planning Department will be unable to continue processing the Administrative Variance until the front yard set back is reestablished to the 10’ reduced front yard proposed by the Administrative Variance. Please let me know when the carport is removed so I can verify this and can continue to process the request. Thank you in advance for your prompt attention to this matter.
