SUBJEC'R AV94-03 - SHIBE RESIDENCE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Administrative Variance, application no. AV 94-03, as to its completeness for processing.
The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. This list of items must
be submitted directly to ymr staff Dlanner bv mintmat. All list items must be
submitted simultaneousb and a co~y of this list must be included with your submittals.
No processing of your application can occur until the application is determined to be
complete. The second list is issues of concern to staff. When all required materials are
submitted the City has 30 days to make a determination of completeness. If the application
is determined to be complete, processing for a decision on the application will be initiated.
In addition, please note that you have six months hm the date the application was initially filed, July 5, 1994, to either resubmit the application or submit the required
information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the
application. If an application is withdrawn or deemed withdrawn, a new application must
be submitted.

1. Please make the following revisions to the enclosed site plan:
a) Show all 2:l slopes located on the property. An example of how to illustrate
the slope is enclosed.
b) Upon a field measure by City staff, the front yard setback measured 18 feet
3 inches from the property line. Since the City does not conduct certified
land surveys, the Citfs measurement may be slightly inaccurate. However,
since our measurement shows a 3 foot 3 inch difference from your
measurement (1 5 feet), this suggests that the 15 foot front yard setback shown on the plans may be incorrect. Please recheck the setback and revise
site plan accordingly.
c) A summary table needs to be added to the site plan which includes the
following information:
1) site acreage
2) existing zone and landuse
3) total building coverage
4) building square footage

ISSUES OF CONCERN
Planning:
1. In your letth dated June 30, 1994, you requested that the requirement to submit
a preliminary title report and the administrative variance fees be waved. The title
report is not necessary to complete and process your administrative variance and therefore this submittal requirement is hereby waived. However, the fee for
processing the administrative variance cannot be waived or refunded. There is no
justification for such a waiver or refund.
