Gentlemen;
This letter is in response to the subject Notice of Reauest for Administrative
Variance, dated I2 October 1995.
We strongly oppose granting of an administrative variance for reduced front yard
setback from 20 feet to 10 feet 8 inches on property generally located at 4571 and
4575 Cove Drive, Carlsbad, CA, also known as Lot 37 on Map No. 5162.
The purpose of the 20 foot setback iS to provide adequate parking for residents of
the properties, without need for parking on the street. With a lesser setback, cars
and boat trailers parked on the driveway will extend across the sidewalk, making it
impossible for pedestrians to pass the property without walking out into the street,
a dangerous move. There are already several properties on Bristol Cove, both on
Park Drive and on Cove Drive that do not have adequate setback, and we see no
reason for our property values to be further decreased by the granting of another
setback variance.
Construction has already started on part of the property in question. Why was this
construction allowed to start without proper setback? Do we not have city
inspectors who should check building drawings, and verify that the construction is
consistent with the drawings? Has the variance already been granted, and the
subject letter only a matter of administrative coverup? Does the variance cover
construction on the half of the property not built on as yet? We would like
answers.
As stated above, we oppose granting an administrative variance on the subject
property.
