COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT
CAMPBELL RESIDENCE, AV 96-01
The Engineering Department has completed its review of the subject project for application
completeness. The application and plans submitted for this project are incomplete and
unsuitable for further engineering review due to the following missing or incomplete items:
1, A preliminary tile report, current within the last 6 months
In addition, the Engineering Department made a preliminary review of the project for Engineering
issues. Engineering issues which need to be resolved or adequately addressed prior to
conditioning of the project are as follows:
1. The site plans show a portion of the garage on each lot encroaching into the existing 6'
wide easement in the rear of each lot. Typically, structures are not allowed to be located
within such easements. However, since the improvement plans for this area indicate that
these easements are not to contain any utilities, storm drains, or other below grade lines,
we recommend the applicant file a request for the City to quitclaim these easements.
Please note that the applicant must demonstrate that there are no existing utilities located
within these areas.
