The following revisions must be made to the plan to comply with city standards: Planning: The proposed fence is shown as encroaching into the front yard setback from Armada Drive. Zoning Ordinance Section 21.27.050(9) states that no wall or fence shall be erected in any front yard setback in excess of forty-two inches. Please reduce the fence height in the front yard setback to 42 inches or move the fence outside of the required 40 foot setback. Fire Department: All motorized gates shall be equipped with a knox override switch. The Knox Override System forms must be obtained from the Fire Department. Please contact Colleen Balch in the Fire Prevention Division at 93 1-21 21, extension 21 27. Engineering Department: Enclosed is a redline check print of the fencing plan for the project. The gated driveways without turnarounds do not meet city standards. Early on in GIA's process we brought up the question of gated driveways and the need for turnarounds. At the time GIA was unsure of what their gating proposal might be and chose not to address the issue. Included on the red lined checkprint are suggestions for gating the driveways which would be acceptable to the Engineering Department.
