Grant Tucker Properties Request for Consistency Determination La Costa Plaza 7690 El Camino Real NOV 1 0 2016 Grant Tucker Properties is the Owner of the building and common area located at 7690 El Camino Real in Carlsbad, CA (the "Property"). The Property is improved with a 4,800 square foot commercial building. The building has had a single user until recently when the current tenant, Opus Bank, downsized to 2,400 s.f., leaving 2,400 s.f. of space to lease. Restaurants have expressed an interest in leasing the available 2,400 s.f. space but they would like outdoor seating. Grant Tucker Properties proposes to replace the landscape area just north of the northwest corner of the building (between the building and the trash enclosure) with a paved 20' x 20' surface where non-exclusive outdoor seating may be placed. Grant Tucker Properties requests that the City of Carlsbad find the proposed replacement of 400 s.f. of landscape area with 400 s.f. of paved area to be consistent with the existing SDP for the Property.
