It is an early, informal review of your project by the Planning and Engineering Departments prior to a formal application submittal. You may make a brief presentation prior to the staff meeting to discuss your project with your staff planner and engineer. If you indicate this on the application form you will be contacted to set up a meeting time. We will do our best Co establish a time convenient to you, but meeting dates and times may be limited due to our pre-committed work schedule. Written responses to your submittal will be mailed following the staff meeting review and should be received by you within thirty days after the review date. A copy of your project will be kept on file in the Planning Department. Should you submit a formal application in the future, the Planning Department will make every attempt to assign the application to the same staff planner who processed your Preliminary Review Application. The preliminary review does not renresent an in-depth analysis of your project. The completeness and accuracy of your submittals will dictate the quality of your project's preliminary review. Additional issues of concern may be raised after your application is formally submitted and processed for a more specific and detailed review. Description/Explanation: The proposed project is to develop four quality residential units on two combined existing vacant parcels between Carlsbad Boulevard and Garfield Street on the north side of Maple Avenue. The applicable City and Local Coastal Plan land use regulations for the property's General Plan and Zoning allows for the proposed development. The project meets or exceeds all of the planning and engineering requirements set forth by the regulating agencies. The proposed project consists of four town homes ranging in size from 3,179 square feet to 4,558 square feet. Each unit has two stories with a mezzanine and deck level, all within the 30-foot height limitations of the Ordinance's Guidelines. All the units share a common subterranean garage. Strong exterior architectural features, such as decorative cornices, battered entry columns, masonry veneer and heavy wood doors are significant throughout the project.
