The Planning Director shall make the final determination regarding a project's cost of development. The primary basis for determining cost of development will be the application of dollar costs per square foot for different types of residential construction. These costs are set by the International Conference of Building Officials (ICBO) and are applied throughout San Diego County. Include any details necessary to adequately explain the scope and/or operation of the proposed project. You may also include any background information and supporting statements regarding the reasons for, or appropriateness of~ the application. Use an addendum sheet if necessary. Description/Explanation: The project consists of adding 910 square feet of office space to the existing service/office building (Building 5), and removing and replacing an existing 2,340 square foot canopy (outdoor overhang) with a larger 4,664 square foot canopy. The majority of the proposed canopy/outdoor overhang is unenclosed and covers the 910 square foot office addition and the outdoor service drive where service customers drive in and wait in their cars. These additions will provide office space and outdoor shelter for the service employees (service writer's) who greet the service customers and write up their service orders in the outdoor service drive. The additions provide a more efficient and convenient utilization of space, which will provide the service customers with better, higher quality service. The proposed lot coverage as shown on the attached application is a net result which includes subtracting the area of the existing canopy to be removed. The net result is a 2,324 square foot increase in building/lot coverage. The proposed addition is in the middle of the site, between two large two-story buildings, and will therefore not be visible from Paseo Del Norte, or any other public view area. CEQA Exemption The project is a minor addition to an existing facility involving a negligible expansion of an existing use. Therefore the project is exempt from CEOA pursuant to Section 15301 of the CEOA Guidelines. ..
