On Sheet Al, please remove the reference to the yoga studio. The Minor Coastal Development Permit is only for the Second Dwelling Unit. 2. On Sheet A2, please provide a note that the detached accessory structure is not a part of this permit or remove from the plans. Please also note that non-habitable detached accessory structures must meet the standard setbacks unless under 440 s.f. including overhangs. The yoga studio is listed as 485 square feet and therefore does not meet setback requirements. 3. Building height for a detached second dwelling unit is limited to 14' in height with a minimum 3:12 roof pitch and 10' with less than a 3:12 roof pitch or flat roof. Building height is measured from the existing grade or finished grade, whichever is lower. The proposed second dwelling unit exceeds 10' from the existing grade. Please revise the plans to comply with building height as measured from the existing grade or finished grade, whichever is lower. 4. Please provide a note regarding how the second dwelling unit is architecturally compatible with the main dwelling unit, in terms of appearance, materials and finished quality. 5. Please revise the finished floor and spot elevations. The existing home is approximately at an elevation of 232', not 500'. Engineering: 1. Revise sheet Al to list the grading quantities (cut, fill, remedial) in cubic yards. 2. Revise sheet A2 to show existing and proposed topography required to construct this project. Based on the existing grades, it appears that some excavation and fill will be required to create the building pads and adjacent yard areas. Show the limits of grading associated with the project. 3. On sheet A2, depict how drainage will be handled around the new structures. On the proposed 2"'' dwelling unit, will runoff drain towards the new structure, away from it or around the foundation? Add additional information to address this. Will swales be required behind the new retaining wall to capture runoff adjacent to the detached accessory structure or will drainage be directed away from the structure? 4. On sheet A2, add top-of-wall and bottom-of-wall elevations to the proposed retaining walls. The plans should clearly list the exposed heights of the retaining walls. 5. Once the above information is provided, staff can determine whether a grading permit will: be required with this project or not.
