Description/Explanation: The Sohaei Minor Subdivision, hereafter referred to as Ayre II, is a continuation of our Ayre community. These New Single Family Luxury homes are located off of Pio Pico Drive, just east of 1-5. There are three homes for this continuation, w^hich will flow nicely with both Ayre as well as the surrounding community. Ayre II will have a separate entry off of Pio Pico Drive. Ayre II will consist of two two-story plans, being about 3300 and 3800 square feet. Utilizing modern energy efficiency guidelines, as well as water wise acumen, Ayre II will help California maintain a sustainable future. As with Ayre, these plans are represented by a coastal plantation architectural style. With three to five bedrooms, and an attention to indoor / outdoor spaces, Ayre II will provide families with an inviting atmosphere. Rights of eminent domain unless notice of the exercise thereof has been recorded in the public records at Date of Policy, but not excluding from coverage any taking which has occurred prior to Date of Policy which would be binding on the rights of a purchaser for value without knowledge. 3. Second Request: Please provide documentation showing compliance with City Council Policy No. 44 architectural guideline numbers 1, 2, 3, 4, 9, 10, 13, 14, 15, 16, 17 and 18. A template demonstrating compliance with City Council Policy No 44 was emailed for your convenience. Please provide a brief explanation how the project complies with each guideline. "Yes" and/or "complies" answers must to be explained. 2. Regarding Parcels 1-3, please re-dimension the front yard setbacks. The minimum 20 foot front yard setback measurement should not include any portion of the 34 foot wide private driveway easement as shown on MS 11-02. As shown on the site plan for CDP 14-22, the front yard setbacks incorrectly include five feet of the private driveway. Furthermore, if the residence protrudes outward from the garage (closer to the private driveway) as it appears to for Parcel 2, then dimension the front yard setback from this portion of the proposed residence. The proposed residence for Parcel 3 also appears to protrude into the 20 foot front yard setback at the southwest portion ofthe site. 3. Regarding Parcel 3, please re-dimension the rear yard setback. Per the site plan, there is a structure with fireplace that appears to be attached to the proposed residence. This structure should be accounted for within the rear yard setback dimension. Dimension the distance from the rear property line to the closest portion ofthe proposed residence. Structures (i.e. covered patio, trellis, etc.,) attached to the residence are considered to be part of the residence and must comply with the setback requirements. 4. Please change the Planned Development permit number to PUD 11-01, not PUD 11-03. This was incorrectly labeled on the minor subdivision (MS 11-02). Engineering: See attached red-lines
