Existing property is a single story 661 s.f. family dwelling with a detached single car garage. Property slopes gradually up from street and also from west to east side of site with both front and rear low retaining walls terracing the site. Site is fully disturbed and there are no native habitats. Age of existing structure is unknown, but likely does not predate the 1960's. There is no apparent historical architectural significance. 33. The property is surrounded by on all three sides by two story duplex residences, all of which, along the common property lines, observe the minimum yard setbacks. The properties to the east and west are terraced from the subject property, approximately two feet higher on the east and one foot lower on the west. The property to the north is approximately level with the rear of the subject property.
