Iflllllllllllill 33N30NOdS3HHO;::) • • ~o3-M-9y Cit of Carlsbad ----~~~~~----~~~ March 8, 1994 Robert Royce 2956 Roosevelt Street, Suite 3 Carlsbad, CA 92008 SUBJECf: RP 94-01/CDP 94-01 -BAUER LUMBER YARD RELOCATION • As you are aware, the above referenced minor Redevelopment Permit and Coastal Development Permit were conditionally approved by the Design Review Board on March 2, 1994. The conditions of approval involved several tasks that must be completed prior to the issuance of any further City permits. Since you have repeatedly expressed the tight timeline of the project, this letter is to remind you of these tasks and the minimum response time required by staff for review of future submittals. Prior to the issuance of any further City permit, the following must be completed by the applicant and approved by staff: • A secondary access to the alley must be provided in the form of an easement to the City, to the satisfaction of the City Engineer and Fire Marshal. (Condition No. 16, ORB Reso. No. 210). • A site plan showing all existing and any future fire hydrants, and an agreement as to the installation of any future fire hydrants, must be submitted to and approved by the Fire Marshal. A letter of satisfaction from the Fire Marshal to the City Engineer is required to verify this approval. (Condition No. 18, ORB Reso. No. 210). • A site plan showing how the existing encroachments and proposed parking are to be relocated outside of the alley right-of-way shall be submitted to and approved by the City Engineer and Planning Director. This site plan should clearly indicate that adequate drainage and traffic circulation is provided. (Condition No. 17, ORB Reso. No. 210). • Upon staff approval of the revised site plan, a reproducible 24" X 36" mylar copy of the approved site plan, reflecting all conditions of approval by the City, shall be submitted to and approved by the Planning Director and City Engineer. (Condition No.2, ORB Reso. No. 210). • An exterior lighting plan, indicating the location of all lighting and showing that all (jJ lighting will reflect downward and not impact any adjacent property shall be l submitted to and approved by the Planning Director. (Condition No. 12, ORB Reso. (Condition No. 14, DRB Reso. No. 210). Please be sure to budget at least one week for staff review of any subsequent resubmittal. As stated previously, st2ft cannot control nor be held responsible for any delays caused by the other half of the processing timeline, that being the applicant's responsiveness to issues and expedient resubmittals. It is strongly suggested that you aggressively pursue these needed tasks to avoid any unnecessary postponements of project implementation.
