SAMBI/K&B PROJECT IN ZONE 20
(LADWIG DESIGN GROUP, INC. - J/N L-1033)
Something has been brought to my attention and I would request a written response from you.
Kaufman and Broad (K&B), in the Sambi project, is currently building some two-story single
family units just east of Hidden Valley Road. In reviewing the site development plan file for the
K&B project, which is SDP 92-06-B, they are providing only two-story units.
In looking back in the earlier file for SDP 92-06 A, in August of 1996, the Staff report says, on
the bottom of Page 6, that the project will provide a mix of one and two-story homes. Also, on
Page 4 of Resolution 3592 (PUD 92-03) finding 4b says the project will provide a mixture of one
and two-story homes. This was dated December 1993. In addition, the findings for the project
state that the plan is being developed consistant with the specific plan for Zone 20, which was SP
203. The specific plan also states that for Planning Area A, which Sambi is in, the architecture
will be a mix of one and two-story units.
I checked on this several days ago and tried to call Chris DeCerbo, the project planner.
Apparently, Chris has been out on Jury Duty.
As stated above, I request that you please address a letter to me indicating why Kaufman and
Broad was allowed to obtain permits to build only two-story homes when it is apparent that the
early approvals required a mix of one and two-story units. If there is something I missed in the
file or if there is some other reason, I would like to know.
