HomeMy WebLinkAboutCDP 97-02; Sambi Seaside Heights; Coastal Development Permit (CDP)Memorandum TO: Senior Planner, Chris Decerbo FROM: Associate Engineer, Clyde Wickham VIA: Principle Civil Engineer, Bob Wojcik DATE: Aprils, 1997 RE: SDP 92 - 06 (B), SAMBI SEASIDE HEIGHTS We have completed our review of the Site Development Plan and Coastal Development Permit identified above. We can support this permit based upon the attached conditions. Please include these comments in your staff report. CONDITIONS: • The typical drainage system shown on sheet 1 of the plot plans has been reviewed by the City Engineer and is approved subject to the following conditions: 1. Existing typical lot grading standard GS-15 shall be incorporated for all lots except as shown on alternate section D/D on sheet 1 of the plot plans for this project. 2. The 15 lots identified in the above mentioned alternative drainage design shall have: Deepened Footings, PVC yard drains, retaining wall drainage systems, and shall comply with specific recommendations from the project's Soils Engineer. 3. Any changes to the alternative drainage design shall be approved by the City Engineer prior to individual unit construction or prior to pad certification by the project Engineer. • The fence plan and grading plan shall include the required sight corridor easements and shall provide for a clear area to remain visible in perpetuity. • All conditions of CT 92 - 02 are incorporated by reference to this approval. Please number the conditions as necessary to fit into the appropriate format. If you have any questions or would like to discuss this project further, please give me a call at ext. 4353.
